Water Heaters
Water heaters don't fail on a schedule. It's a cold shower before work, or a puddle on the basement floor on a Saturday. Benjamin Franklin Plumbing of Delaware repairs and replaces gas, electric and tankless water heaters across Delaware and Union counties. Our trucks carry the parts for most repairs, and we can often swap out a failed tank the same day.

No hot water, not enough hot water, rusty water, a pilot that won't stay lit, a leaking valve or a tripped breaker. We diagnose it, show you the price and fix it. Common repairs include thermocouples, gas valves, heating elements, thermostats, anode rods and temperature and pressure relief valves.
When a tank is leaking or near the end of its life, repairing it rarely makes sense. We replace gas and electric tanks of every common size, including the power-vent models common in newer homes. Every install is done to code, with a new expansion tank where your plumbing needs one, and the old unit hauled away.
Endless hot water, a smaller footprint and lower standby energy use. We install, repair and descale tankless water heaters, and we'll tell you honestly whether your gas line and venting can handle one before you spend the money.
A yearly flush clears the sediment and scale that make a water heater noisy, slow and short-lived. Tankless units need a yearly descaling too. Club members get this as part of their annual plumbing inspection.
If your water heater is under about 8 years old and the problem is a part (a thermostat, element, valve or thermocouple), repair usually makes sense. If it's past 10 years old, if the tank itself is leaking, or if you've already paid for a couple of repairs, replacement is usually the better money. A leaking tank can't be patched. We'll lay out good, better and best options with up-front prices so you can decide, with no pressure.
Hard water. Del-Co Water treats its water to about 7 to 8 grains per gallon of hardness, which is still moderately hard. Homes on private wells in Delaware and Union counties often have much harder water than that, plus iron. Hardness settles in the bottom of a tank as scale, and it coats the heat exchanger inside a tankless unit. Both cost you efficiency and years of life. A water softener and a yearly flush make a real difference.
Basements. Most water heaters here sit in the basement, often right next to finished space. When an old tank lets go, it can soak carpet and drywall before anyone notices. If yours is near the end of its life, a drain pan, a leak sensor or a planned replacement is cheaper than a flooded rec room.
A lot of homes hit replacement age at once. Much of Powell, Lewis Center, Sunbury and the neighborhoods around Delaware were built from the 1990s through the 2010s. Many of those homes are on their second water heater, and plenty of original units are overdue.

Most tank water heaters last 8 to 12 years. Hard water, skipped flushing and high water pressure all shorten that. A tankless unit that is descaled regularly can last 20 years.
Once a year for a tank, and once a year for a tankless descaling. On very hard well water, every six months is better.
Usually not, unless it's a small repair like a thermocouple. At 10 years the tank is near the end of its life, and the money is often better spent on a new unit. We'll give you both prices so you can compare.
Most homes of three to four people do well with a 50-gallon tank. Larger families, big soaking tubs or multiple showers running at once may need a 75-gallon or a tankless unit. We'll size it for how your household actually uses hot water.
Tankless makes sense if you want endless hot water, you plan to stay in the home a while, and your gas line and venting can support it. It costs more up front. On hard water, plan on a softener or yearly descaling.

That usually comes from a reaction between the anode rod and bacteria or sulfur in the water, and it's common on well water. Swapping the anode rod and treating the water usually fixes it.
