Berlin Township was formed in 1820 from pieces of Berkshire, Delaware and Liberty townships. For most of its history it was farm country. That changed twice: first in the early 1970s, when the Army Corps of Engineers built the Alum Creek Dam and created the lake that now sits in the middle of the township, and again after public sewer arrived in the mid-1990s and new subdivisions followed. Today about 9,300 people live here, between the City of Delaware and Lewis Center. Benjamin Franklin Plumbing of Delaware is right next door.
We're The Punctual Plumber. Our promise is simple: if we're late, we pay you $5 a minute, up to $300.
Berlin Township has some of the newest homes we serve. Census estimates put the median home here at about 2007, and roughly four in ten homes were built since 2010. New homes still need plumbing help: builder-grade faucets and toilets wear early, water heaters and sump pumps start failing around year 10, and new owners often want a softener added.
Then there are the older homes. Before sewer reached the township in the mid-1990s, homes were built on two- to five-acre lots with septic systems, and some parts of the township still rely on septic today. The township's land use plan also notes that many of its farm soils are poorly suited to septic, so drain lines out to the tank deserve attention. Water comes from Del-Co Water, which draws in part from Alum Creek Lake and treats it at a plant just below the dam. It runs about 7 to 8 grains per gallon of hardness.
In Berlin Township, the call often depends on which side of the mid-1990s your house was built. On newer homes we see first water heater replacements, sump pumps with no backup, high water pressure and softener questions. On older rural properties it's slow drains, septic-line problems and aging supply pipe. Either way, we check pressure, look at your water heater and sump pump and give you an honest picture with clear prices before any work starts.
Del-Co asks customers to go easy on lawn watering during dry summer stretches, so check your irrigation for leaks and broken heads early in the season. In fall, shut off and drain outdoor faucets and blow out irrigation lines. Before spring storms, test the sump pump and battery backup. On septic, spread out laundry loads so the system isn't flooded all at once.

Hugo arrived at my house within the window of time I was expecting which was helpful. I could tell he knew what he was talking about. He gave me several options including an option to finance the replacement of my hot water heater. In short, he was kind, courteous and professional.
Hard water, high water pressure and builder-grade parts can all shorten a water heater's life. We'll check the pressure and look at the heater before recommending a repair or replacement.
Most newer subdivisions are on the Delaware County Regional Sewer District. Many older homes on larger lots still have septic. If you're not sure, look for a septic tank lid in the yard or check your property records. We can help you figure it out on a visit.
Del-Co Water uses Alum Creek Lake as one of its sources and treats the water before it reaches your home. Like most Del-Co water, it's moderately hard, so a softener can help with scale.
If your basement is finished or stores anything you care about, yes. Storms that bring heavy rain can also knock out power, which is exactly when the pump needs to run.
Yes. We serve the whole township, whether your address says Delaware or Lewis Center.
