Harlem Township, in the southeast corner of Delaware County, was organized in 1810, just a few years after Benajah Cook's family arrived in 1807 and built a sawmill. An Ohio historical marker on Gorsuch Road now honors the Cook sawmill and farmstead. The township has no cities or villages inside it, only the small crossroads communities of Harlem and Center Village, each platted in the late 1840s. It's still mostly farmland and large-lot homes, with about 4,500 residents and Hoover Reservoir just to the west. Benjamin Franklin Plumbing of Delaware covers every corner of it.
We're The Punctual Plumber, and we stand behind the clock: arrive late, and we pay you $5 a minute, up to $300.
Harlem's homes are older and more spread out than most of southern Delaware County. Census estimates put the median home at about 1986. The 1970s were the busiest building decade, and about one in ten homes was built before 1940. That mix brings original supply piping that's 40 or more years old, worn well equipment and older drain lines.
Water and sewer here look different from the suburbs next door. Del-Co Water reaches some parts of the township, while other homes still rely on private wells. The township's planning documents describe most homes as on septic, with only small pockets of public sewer. The township has also been working on a sewer trunk extension into its southwest corner. Creeks like Duncan Run and Spruce Run drain toward Hoover Reservoir, so keeping drain and septic lines sound matters here.
In a rural township, one property can have a well, a pressure tank, a septic line, a water heater and water running out to a barn. We look at how all of it fits together. If your pressure drops, we'll check the pump, the switch, the tank and the filters before recommending a replacement. If a drain backs up, we'll camera the line to see whether it's in the house or headed out to the tank. Every option comes with a clear price before we start.
Open fields leave homes exposed to winter wind. Before the cold sets in, insulate pipes in crawlspaces and on outside walls, drain hose bibs and make sure barn hydrants drain back properly. Keep the well pressure tank above freezing. In spring, test the sump pump and walk the path of buried downspout lines for soft or sunken spots.

It depends on where you live. Del-Co lines reach some parts of the township, and other homes have private wells. If you have a pressure tank in the basement or utility room, you're likely on a well.
Not necessarily, but parts like the water heater, shutoff valves and some supply piping may be original or past their prime. A plumbing inspection will show what needs attention and what can wait.
Yes. We test your water and recommend the right treatment, whether that's a softener, an iron filter or another system.
Cut back on water use and call us. We'll find out whether the clog is in the house drain, the line to the tank or the septic system itself.
Yes. We serve the whole township, whether your mailing address says Galena or Westerville.
