Our service area map
Our services are available in the following neighborhoods!
Madison's west side is one of the most desirable parts of Wisconsin's capital, a sweep of historic near-west neighborhoods near the UW campus, leafy mid-century communities, and newer far-west subdivisions, all between the lakes and the rolling countryside. Benjamin Franklin Plumbing® of West Madison is the locally based, on-time team that keeps it all running through every season.
We carry one of the most trusted names in American plumbing, a brand named Forbes' Top Ranked Plumbing Company of 2024, but the people answering your call are your neighbors. We're The Punctual Plumber, and we back it with a promise no ordinary plumber makes: if there's any delay, it's you we pay, $5 a minute up to $300.
Every West Madison home has access to our full range of plumbing services. The menu is the same across our entire west Madison service area, and each service links to the national brand page with full details:
Madison's water comes entirely from the Madison Water Utility's deep wells, no lake water, drawing hard, mineral-rich groundwater that often carries iron, so water softeners and filtration are nearly universal here. The west side spans the full range of housing: historic early-1900s homes in neighborhoods like University Heights and Dudgeon-Monroe that may carry aging galvanized pipe and cast-iron drains worth repiping; mid-century neighborhoods like Hill Farms and Westmorland; and newer far-west subdivisions with modern plumbing.
Madison led the nation in replacing lead service lines, largely complete by 2011, so today's work focuses on updating aging galvanized and cast-iron pipe and older fixtures. Every home here has a full basement, making sump pumps with battery backup essential against snowmelt and spring rains, and the deep-freeze winters make frozen-pipe protection important. The west side's mature tree canopy sends roots into older sewer laterals, and its businesses rely on commercial plumbing.
The historic near-west neighborhoods near the UW campus · The mid-century communities along Mineral Point and Old Sauk Roads · The newer far-west subdivisions toward Junction Road · The areas near Lake Mendota and Lake Wingra · And the homes and businesses across Madison's west side
As the hometown team for the west side, we know its historic homes, mid-century neighborhoods, and newer subdivisions, repiping and sewer-root work for the older areas, softeners for the hard water, sump pumps and frozen-pipe protection for the season, and commercial plumbing throughout. Our stocked trucks resolve most calls on the first visit.
West Madison plumbing follows the Wisconsin calendar. Before the first hard freeze, insulate exposed pipes, especially in older homes' exterior walls, and disconnect hoses; before spring, test the sump pump and its backup. Flush the water heater yearly for the hard water, and have mature-tree sewer lines checked for roots in the growing season.
Does my older west-side home still have lead pipes?
Madison led the nation in removing lead service lines, largely finishing by 2011, so most are gone, but older homes can still have galvanized pipe, cast-iron drains, and pre-2015 fixtures worth updating. We inspect and advise.
Is a water softener necessary in Madison?
Nearly always. Madison's deep-well water is hard and mineral-rich; a softener and iron filtration protect your water heater, fixtures, and appliances. We test and size it.
How do I keep my pipes from freezing?
Insulate exposed pipes, seal drafts near plumbing, disconnect hoses, and let a faucet drip in extreme cold. We install heat trace and frost-proof fixtures and repair burst pipes fast.
Why does my older home's sewer back up?
The west side's mature trees send roots into aging sewer laterals. We camera-inspect, hydro jet, and use trenchless methods to repair or replace failing lines.
Are you available around the clock in Madison?
