Named Forbes' Top Ranked Plumbing Company of 2024!
Nakoma is one of Madison's most prized west-side neighborhoods, a beautifully planned 1920s community of gracious older homes, winding tree-lined streets, and parks near the UW Arboretum and Lake Wingra. Fine, older homes call for careful, expert plumbing, and Benjamin Franklin Plumbing® of West Madison brings the expertise to match.
On time, every time, premium service backed by our promise: if there's any delay, it's you we pay.
Every Nakoma home has access to our full range of plumbing services. The menu is the same across our entire west Madison service area, and each service links to the national brand page with full details:
Nakoma's defining plumbing factor is its gracious older housing: many homes date to the 1920s and following decades and may carry aging galvanized water pipe, cast-iron drains, and original fixtures, making repiping, drain replacement, and careful updates common and worthwhile. Served by Madison's hard deep-well water, these homes benefit from softening and iron filtration, and their value makes precise, respectful work essential.
Nakoma's setting near the Arboretum and Lake Wingra brings a high water table to some blocks, so reliable sump pumps with battery backup and good drainage matter against snowmelt and spring rains, and the deep-freeze winters threaten pipes in older exterior walls. The neighborhood's stately mature trees send roots into aging sewer laterals, calling for hydro jetting and trenchless repair.
The winding streets near the UW Arboretum · The gracious homes along Nakoma Road and Manitou Way · The areas near Lake Wingra and Vilas · The blocks toward Westmorland and Dudgeon-Monroe · And the homes across Nakoma
Nakoma's fine, older homes reward experience and care, repiping aging galvanized pipe, replacing cast-iron drains, careful sewer-root work, softeners, and sump protection for the Arboretum-area water table, all delivered by a plumber who respects your home's character. We bring that with white-glove, on-time service.
Nakoma's gracious older homes reward proactive care. Before winter, insulate pipes in older exterior walls and disconnect hoses; before spring, test the sump pump and backup given the Arboretum-area water table. Watch for rusty water and low pressure (aging galvanized pipe), and have the mature-tree sewer lines checked for roots.

I needed my 12-year-old water heater replaced soon and requested seven estimates. Two gave a verbal quote over the phone without seeing the job. I was not sure what I was getting or if they would add additional charges after they got the job. One was going to bring a water heater with them to replace it during the estimate process. One gave written quote that stated a price and description of “replace 50 gal water heater”. There were no details on the work to be completed. Benjiman Franklin Plumping’s estimate was the most complete on the work to be performed. Davy noticed issues with the current installation that was not to code that others missed. He spent the time explaining and answering my questions so I could understand what and why items were being done. Davy was very professional, knowledgeable, and friendly. Although they were not the cheapest or the most expensive, they included everything to replace the water heater and bring in up to code within the estimate, with this I gave them the job. The installation was scheduled for the next day, Davy and Wilson arrived on time. The two worked well as a team completing the job beyond my expectations and to my satisfaction. The finished job looked so much better than the original installation. I am sure they are proud to be associated with their work. They cleaned up as they went so no mess was left behind. Job well done. Thanks Davy and Wilson

Brandon helped bring the pressure of our water down because it was way too high and added a filter to our ice maker so we don’t have so many calcifications in our ice! Brandon did a good job and was very nice. He cleaned up after himself and was always friendly. He was very knowledgeable and answered all the questions I had!

I have known the owner John for 15 years. He is very knowledgable about plumbing and can explain plumbing systems so well. He has given me great ideas and options when I am working on my house and I value his opinions and advice. Recently, I had a plumbing issue under the house and John took care of it. I am very happy with his work.

I’m gald to say that Benjamin Franklin in Palm Desert helped me install my water heater that failed. Luis and Hugo were very professional and kept the work area cleaned at all times even during the installation process. I highly recommend them for any plumbing needs in Coachella valley.

We had an old, barely functioning kitchen faucet replaced. The plumber (Brandon) was very professional and left the area very clean and dry. He also noticed some quirks in the plumbing in our 85 year old house (which also explained a water pressure issue we’d been having), letting us know what could be done to address it (& how much it might cost), should we choose to do something about.

Love them! On time, thorough, and informative. I tend to ask a lot of questions and they were more than happy to educate me. I’ve known the owner for over 15 years. Great guy. Ask for John.

Excellent service. Very timely and professional. Reasonable price
Often, yes. Homes from the 1920s and the following decades commonly have galvanized pipe that corrodes, plus aging cast-iron drains. We inspect and recommend repiping honestly, with care for a fine home.
It can. Some Nakoma blocks near Lake Wingra and the Arboretum have a high water table, raising flood risk, so a sump pump with battery backup and good drainage are important. We assess and install.
Nakoma's stately mature trees send roots into aging sewer laterals. We camera-inspect, hydro jet, and use trenchless methods to repair or replace them.
Yes. The hard deep-well water scales fixtures and water heaters; a softener and iron filtration protect a fine home's plumbing. We test and size it.
Yes, around the clock, every day, with the On-Time Guarantee and no after-hours fees.
