For a late-1990s home in Forsyth County, the most important annual maintenance items are water heater flushing — to remove the sediment that naturally accumulates in any tank over time — and inspection of visible supply line connections under sinks and behind appliances. Supply lines on kitchen and bathroom faucets have a service life of about 10 years; if yours are original, replacement is a worthwhile precaution against a sudden failure. If your home has a tankless water heater, annual descaling is manufacturer-specified maintenance that should not be skipped.
The main signs that a water service line — the pipe from the street main to your home’s main shutoff — is failing are: consistently low water pressure throughout the home; an unexplained increase in your water bill; or wet patches or unusually green grass in the yard between the street and your foundation. A line that has required multiple repairs in the same section is also a candidate for full replacement. We offer directional boring where site conditions allow, which replaces the line underground without open trenching — preserving your lawn and landscaping.
Popping or rumbling sounds during heating cycles are the most common indicator of sediment accumulation on the heating element. Sediment settles on the bottom of the tank and on the heating element over time in any water heater. The sound occurs when water trapped beneath the sediment layer heats up and escapes through it. Annual flushing removes loose sediment from the tank floor and slows the process, but once sediment has hardened on the element itself, flushing alone does not resolve it. If the sounds are persistent or the unit is 8 or more years old, a service call to assess whether repair or replacement is the right move is worthwhile. Letting a heavily sediment-loaded unit continue running accelerates element failure and shortens the remaining service life.
