Named Forbes' Top Ranked Plumbing Company of 2024!
Vinings is one of metro Atlanta's most distinctive communities — an unincorporated area of Cobb County that has earned a national reputation for its charm, walkability, and quality of life, including recognition on Money Magazine's list of the Best Places to Live in America. Centered around Vinings Jubilee and the Paces Ferry Road corridor, Vinings is defined by a mix of established older neighborhoods, high-end townhome and condominium communities, and luxury single-family homes — all within a short commute of Downtown Atlanta, Buckhead, and Midtown via I-75 and I-285.
The housing stock in Vinings ranges significantly in age and character. Some of the oldest townhome communities — including Vinings Ferry, built in 1976 — are approaching 50 years old with original plumbing systems that have long since exceeded their expected service life. Newer luxury developments along Paces Ferry Road and near the Cumberland Mall corridor are more recent but carry their own service requirements. Benjamin Franklin Plumbing® of Marietta serves all of Vinings from our Cobb County base, with the same licensed, on-time, flat-rate service we bring to every job.
Older Townhome & Condo Communities — Aging Infrastructure
Vinings' oldest townhome and condominium communities — many built in the 1970s through the early 1990s along the Paces Ferry corridor and near New Paces Ferry Road — have plumbing infrastructure that is now 35 to 50 years old. These properties frequently have original polybutylene supply lines, aging cast iron or galvanized drain systems, and water heaters that have been in service far past their recommended replacement intervals. If your unit is in this age range and has never had a pipe inspection or a water heater replacement, both are worth scheduling sooner rather than later.
Luxury Home Plumbing & High-End Fixture Service
Vinings' newer estate homes and luxury townhome communities along Paces Ferry Road and in gated communities like Paces View demand a higher level of plumbing installation and service expertise — custom shower systems, pot fillers, steam generators, multi-zone water heater configurations, and high-end fixture installations that require precision and experience. We work in Vinings' luxury properties with the care and expertise these homes require, and we are Navien-certified for tankless water heater installation and service — an important credential in a market where high-demand hot water systems are the norm rather than the exception.
Slab Leaks in Established Properties
Many of Vinings' single-family homes and older townhome communities sit on concrete slab foundations, and the older copper supply lines embedded in those slabs are subject to the same aging and clay soil stress that produces slab leaks throughout Cobb County. The Paces Ferry and Paces Mill corridors have a mix of homes built in the 1970s through 1990s where this risk is elevated. We use thermal imaging and acoustic detection to locate slab leaks with minimal disruption — an especially important consideration in Vinings, where finished floors and high-end interior materials are often at stake.
Water Service Line Issues on Larger Properties
Vinings' larger residential lots — particularly in the areas along the Chattahoochee River and in the older single-family neighborhoods — have longer water service line runs that are more exposed to Georgia clay soil movement. Aging galvanized or polybutylene service lines on these larger properties are more likely to develop leaks from soil stress, and the damage from an undetected underground leak on a larger lot can be extensive before it becomes visible. We use directional boring for service line replacements specifically to protect the established landscaping that defines Vinings' residential character.
We provide a full range of residential plumbing services throughout Vinings and the Paces Ferry corridor, including:
We serve homeowners and property owners throughout Vinings, including Vinings Jubilee area, Paces Ferry Road corridor, New Paces Ferry Road corridor, Paces View, Vinings Ferry, Highlands at Vinings, Vinings Chase, communities near Cumberland Mall and Cobb Galleria, and properties along the Chattahoochee River corridor in the 30339 zip code.

Justin came to our house to give an estimate for a water softener, and found that the copper in the basement was shot. Justin was very detailed in what needed to be done. As he was getting ready to go, my husband came home. Justin sat down and explained everything he needed to do to him. Justin was very professional, and you could tell he was very genuine. My husband hired him and we couldn't be more pleased. It's not everyday that you get a person who is willing to not only show up, but is knowledgeable in their job and goes the extra mile to make sure that you understand everything he said, plus, to stay and repeat everything again to another person. Thanks Justin! Great job!

Blake The technician did the service in a timely manner. He was very friendly and it looked like The problem was never there when he finished It was nice and clean.
In Vinings' older townhome communities — particularly those built in the 1970s through early 1990s along the Paces Ferry corridor — the three most common issues we see are aging polybutylene supply lines, original water heaters that are well past their service life, and cast iron drain stacks that have corroded or cracked over decades. Polybutylene is common in this construction era and fails from the inside out without visible warning. An original water heater in a 1980s or 1990s townhome is almost certainly past its expected service life and likely running inefficiently. And older cast iron drain stacks can crack, rust, and cause slow drainage or backups. If your unit is in this age range and has never had a plumbing inspection, we recommend scheduling one — it gives you a clear picture of what needs attention now versus what can be monitored.
Yes — we regularly work in Vinings' luxury properties on fixture installation and specialty plumbing that goes beyond standard residential work. That includes custom multi-function shower systems, steam generators, pot-filler faucets, tankless water heater installations sized for high-demand luxury homes, and high-end faucet and fixture replacements. We are Navien-certified, which means we are factory-trained on one of the most widely installed tankless systems in the Atlanta luxury home market. For high-end fixture installation, we pay careful attention to water pressure, supply line sizing, and flow rate requirements — the technical factors that determine whether a luxury system actually performs the way it was designed to.
Running out of hot water in a Vinings home is almost always a capacity or delivery problem. The most common cause is a tank water heater that is undersized for the home's actual demand — particularly in larger townhomes and estate homes where multiple bathrooms may run simultaneously in the morning. A 40 or 50 gallon tank that was adequate for a smaller household may not meet the demand of a larger family. If you have a tankless system and are still running cold, the issue is often an undersized gas supply line that throttles the unit's output under full demand — a gas line correction solves this. We assess the full system, calculate actual hot water demand, and give you a clear recommendation on whether your existing equipment can be calibrated to perform better or whether an upgrade makes sense. We are Navien-certified and install both tank and tankless systems.
