Vickery’s homes were built primarily between 2002 and 2015, with newer John Wieland townhomes added through the mid-2010s. A tank water heater installed in 2005 is now approaching 20 years old — well past the 10-to-12-year expected service life. If it hasn’t been replaced yet, it is operating on borrowed time. The most common signs of imminent failure are popping or rumbling sounds during heating cycles, rust-tinged hot water, reduced hot water volume, or any moisture around the base of the unit. If you see any of these, call for an assessment. If the unit is quiet and performing normally, it’s still worth planning a proactive replacement on your schedule rather than reacting to an emergency failure. Spring is one of the better times to plan a replacement.
Yes. Drain cleaning is one of our most common service calls in mixed-use and higher-density communities like Vickery. Kitchen drain blockages from grease and food debris, bathroom drain slowdowns from hair and soap buildup, and main line slowdowns are all regular service items. For simple blockages we use professional mechanical clearing equipment. For recurring or stubborn blockages we use hydrojetting — high-pressure water that scours the interior of the drain line clean rather than just pushing the blockage further down. For any drain issue that doesn’t respond to standard clearing, a sewer camera inspection is the next step to identify whether a structural issue — root intrusion, offset joint, or collapsed section — is contributing to the problem.
Yes. Forsyth County’s water supply from Lake Lanier is relatively soft, which is actually favorable for tankless water heaters — scale buildup on the heat exchanger is less aggressive than in hard water markets. Annual descaling as specified by the manufacturer is still recommended, but Vickery’s water conditions are not particularly hard on tankless systems. We are a Navien NSS certified installer and offer a 10-year parts and labor warranty on Navien tankless installations — one of the only plumbers in the area to offer this level of coverage.
