Named Forbes' Top Ranked Plumbing Company of 2024!
Smyrna has transformed dramatically over the past two decades. What was once a largely blue-collar suburb along the South Cobb Drive corridor has evolved into one of metro Atlanta's most sought-after communities, with revitalized neighborhoods near Village Green, the long-established homes of Belmont Hills and King Springs, and the energy of The Battery Atlanta drawing residents who want walkable access to restaurants, entertainment, and Truist Park right in their backyard.
That transformation has layered new development on top of older housing stock, creating a distinctive plumbing landscape: original homes from the 1970s and 1980s sitting alongside renovated properties and newer townhome communities throughout the 30080 and 30082 zip codes. Benjamin Franklin Plumbing® of Marietta serves all of Smyrna, bringing the same licensed, on-time, flat-rate service to every neighborhood.
Polybutylene Pipes in 1980s Smyrna Homes
Smyrna was one of the fastest-growing Cobb County communities during the 1980s, and a significant portion of that decade's construction used polybutylene piping. Neighborhoods throughout Smyrna built between 1978 and 1995 — including established areas off South Cobb Drive, the King Springs corridor, and communities near Jonquil Park — have a high concentration of homes where original polybutylene supply lines are still in place. We regularly replace polybutylene with modern PEX tubing in Smyrna homes, and the process is less disruptive than most homeowners expect. Most full repiping projects are completed within a day or two.
Slab Leaks from Aging Copper & Clay Soil
Smyrna sits in the same red clay geological zone as the rest of Cobb County, and its older homes on slab foundations face the same risk: seasonal soil movement stressing aging copper supply lines embedded in the concrete. Homes built in the 1970s and 1980s with original copper plumbing are entering the age range where pinhole leaks and slab failures are common, particularly given the documented issues with the Cobb County-Marietta Water Authority's water chemistry and copper pipe interaction. If you have had any pinhole leaks in the past few years and your home is in this age range, a slab leak assessment is worth scheduling.
Drainage Issues Near The Battery & Newer Developments
The rapid development around The Battery and along the Cumberland-Smyrna border has brought newer infrastructure alongside older, which creates its own set of drainage challenges. Connections between old and new sewer systems, grading issues from new construction, and high-volume drain demand in the restaurant and entertainment venues near Truist Park all contribute to drain and sewer calls in this part of Smyrna. For homeowners in newer townhome and condo developments near The Battery, improperly graded drain lines from the original construction are a common source of recurring slow drains that store-bought cleaners cannot fix.
Water Heater Replacements in an Aging Housing Stock
Smyrna's 1980s housing stock means a high volume of water heaters are reaching or past their expected service life. With Cobb County's moderately hard water accelerating sediment buildup, we regularly see water heaters in this age band running inefficiently and failing earlier than their rated lifespan. If your unit is making noise, producing inconsistent hot water, or showing corrosion, we can assess it same-day and typically complete a replacement in the same visit if needed.

It’s rare to find such a professional and helpful team. Don is fantastic to deal with, and Cam is equally impressive. They are both genuinely good, stand-up guys who go out of their way to be kind. Highly recommend them based on character alone!"
Kevin Ryan
This is the second time in two weeks that we’ve called these guys for a plumbing need. They came out the same day and replaced the house PRV, which also fixed at least one other plumbing leak in the house. Cam is friendly, professional, and fast. We will continue to use these guys for future Plumbing needs.

Kyle was fantastic. My water heater started leaking and it was about 20 years old, so it was definitely time for a replacement. Kyle arrived right on time, explained everything clearly, and answered all of my questions without rushing. The whole process was smooth and professional, and I’m very happy with the new installation and the service overall. Highly recommend!

I am very pleased with the repair of my sewer line by Aaron Preston and his team. The bid was far below the other competition and then with the money saved I had him replace both bathtubs faucets. And still was cheaper than Bud's bid. We are happy to have Benjamin Franklin as our new plumbers

Both Ilija and Dylan were great! Ilija first came as we did not have hot water. He handled that problem efficiently and then checked all 4 bathrooms, kitchen and laundry room. Ilija identified quite a number of items that needed replacement and since our home is older it was very good to be made aware of those issues. Dylan then came a couple of days later and fixed all of the problems in one day! He worked all day and did an excellent job while treating our home with respect and went above and beyond to help us. Excellent company and Ilija and Dylan both super!!

We had a water leak; Ben Franklin responded quickly and repaired the leak on February 2, 2026. The 1st technician noticed a few other areas of concern. This being are secondary home, we thought it a good idea to have these issues addressed. We scheduled the balance of the repairs to be completed on another date. The 2nd technician repaired the balance of the issues. Both Kevin and Marshall were on time and great to interact with! We did have a stumble on the billing side, but this matter was resolved with a call to Elliott. Thank you to all!

Steve was great and had more than enough expertise to assess our issue and get it quickly resolved. Had the parts needed and was professional throughout. Ben Franklin is our plumber of choice because of one great experience after another.

Kyle was super helpful and knowledgeable. He not only installed our new garbage disposal with quality but he answered any questions we had and explained any process with us. I highly recommend him Benjamin Franklin plumbing.
The quickest way is to check the visible pipes near your water heater, under kitchen and bathroom sinks, and in any unfinished basement, attic, or crawl space. Polybutylene is a flexible gray plastic pipe — sometimes white or black — with 'PB' followed by numbers stamped on it. It has a diameter of roughly a half inch to an inch. If you find it, or if your home was built between 1978 and 1995 and you are not sure what is in your walls, call us for an inspection. Polybutylene fails from the inside out, meaning the exterior can look intact while the interior is already degraded. Many Smyrna homeowners in this age range discover they have PB pipes during a home sale inspection or after an unexpected leak — proactive replacement avoids that unpleasant surprise.
Yes — in a few notable ways. Newer construction near The Battery and in Smyrna's revitalized areas tends to use PEX or CPVC supply lines rather than polybutylene or galvanized steel, so the aging pipe replacement concern is less common. Instead, we see more issues related to construction quality: improperly graded drain lines that cause recurring slow drains, undersized water heaters in townhomes with high demand, and pressure regulation issues in newer high-density developments. Older homes in Smyrna that have been renovated cosmetically but not replumbed sometimes have a mix of pipe materials that creates its own diagnostic challenges. We approach each property based on its actual condition rather than assumptions about age.
Yes — we are available 24 hours a day, 7 days a week, including weekends and holidays. Smyrna is close to our Marietta base, which means fast response times. Whether you have a burst pipe, a sewage backup, a failed water heater, or any other urgent plumbing situation, call us at (770) 999-9871. Our trucks are fully stocked so most emergency repairs are completed in a single visit.
