Named Forbes' Top Ranked Plumbing Company of 2024!
Sandy Plains Road is one of the defining north-south corridors of East Cobb — running from the heart of Marietta northward through the 30066 zip code into the established residential neighborhoods of northeast Cobb County. The Sandy Plains corridor encompasses a broad swath of East Cobb's most actively developed residential neighborhoods from the 1970s through the early 2000s, including communities near Sandy Plains Elementary, Sandy Plains Park, and the retail and commercial nodes that serve this area. Benjamin Franklin Plumbing® of Marietta serves the entire Sandy Plains corridor as part of our East Cobb and Marietta service territory.
The Sandy Plains corridor's housing stock spans three main construction eras. The earliest homes from the late 1970s are now 45 to 50 years old, well into the territory where original copper supply lines have aged five decades. The 1980s and early 1990s homes — the dominant vintage along this corridor — are in the 30-to-40-year window where age-related pitting corrosion in copper supply lines is most actively producing pinhole leaks and slab failures. Homes from the late 1990s and early 2000s are beginning their first significant service cycle.
The characteristic pattern for homes in the core of this construction period — slab foundations with original copper supply lines in the 30-to-45-year range — is the same throughout East Cobb: recurring pinhole leaks in different locations, gradual water bill increases from slow slab leaks, and the sound of water running with everything shut off. These are the calls we receive most consistently from the Sandy Plains corridor.
Water heaters throughout the Sandy Plains corridor range from original units approaching failure to recent replacements. For homes where the current unit is 8 or more years old, annual flushing and anode rod inspection are the appropriate maintenance steps. Sediment that accumulates inside any tank water heater produces the popping and rumbling sounds during heating cycles, shortens service life, and reduces efficiency — annual maintenance addresses all three. For homes evaluating replacement, we are one of the only plumbers in the area offering a 10-year parts and labor warranty on Navien tankless installations.

Found Benjamin Franklin Plumbing of Intown Atlanta through our Decatur neighborhood group after some questionable work from another plumber. They are trustworthy and no hassle at all. Exactly what this town needs. You won’t regret calling these guys—they’re awesome!

Keith came promptly, worked quickly but we paid $709 for a water shutoff, and a small piece of PVC pipe under our sink that took 40 minutes to do. $210 of that was because it was an emergency visit.

Tyler was helpful, courteous, and efficient. He explained the process in terms we could easily understand and worked with us to find the most convenient time to return to complete the job. We would definitely feel comfortable having him work for us again.

Chase was exceptional!! Jared was so helpful as well!! This company came out to check our heating and cooling systems, clean our hot water heater, and patiently answered a bunch of our plumbing and duct-cleaning questions. As owners of an aging home, we truly trust them and deeply value their expert opinions on what updates we need. The level of professionalism cannot be surpassed! From wearing booties so they don’t drag dirt into the house to sending texts with pictures of the technicians before they arrive, every detail made us feel safe and cared for. We trust them completely with our home, will definitely continue doing business with them, and are already recommending them to all our friends. They are simply the best in the area!

The service was timely and professional. I really appreciate that Chuck treated my home with respect. He not only wiped his feet, but he put on booties to protect my floors. He did a thorough inspection before he gave me the estimate for the service needed. Because of his courteous explanation of what was needed to get the job done correctly, I would highly recommend him.

Angel C was in fact a literal angel. He was extremely kind and professional. Up front about costs and quotes. This was my first time having to hire someone for an home repair and was very nervous about the process but he was amazing. I will definitely be a returning customer ( if I have to be ) and will be requesting Angel! Seriously cannot thank him enough!
Cobb slab homes. A slow leak in a supply line beneath the foundation runs continuously — and over a month, even a small but constant flow adds up to a measurable bill increase. Other early signs to watch for are warm spots on tiled floors, the faint sound of running water when everything is shut off, or a musty smell near a plumbing wall. If your bill is up and you cannot explain it from usage changes, call for a plumbing assessment before waiting for the next billing cycle.
The key distinction is whether the deterioration is localized or system-wide. A single pinhole leak in a home that has otherwise been trouble-free is a reasonable candidate for a targeted repair. If the same home then develops another pinhole in a different location six months later, that pattern indicates the pipe walls are deteriorating throughout the system rather than failing at one weak point. A professional assessment after a second leak confirms the extent. In East Cobb 1980s homes, system-wide deterioration is the more common finding once leaks become recurrent, and a whole-home repipe with PEX is the more cost-effective long-term decision.
