Named Forbes' Top Ranked Plumbing Company of 2024!
Rancho Mission Viejo is one of California's newest master-planned communities, a series of villages including Sendero, Esencia, and Rienda built across the historic ranch land of inland South Orange County since the 2010s. With the area's newest housing, Rancho Mission Viejo has a thoroughly modern plumbing profile. Benjamin Franklin Plumbing® of San Clemente is the on-time team to keep it comfortable.
On time, every time: if there's any delay, it's you we pay.
Every Rancho Mission Viejo home has access to our full range of plumbing services. The menu is the same across our entire South Orange County service area, and each service links to the national brand page with full details:
Rancho Mission Viejo's homes are brand-new, built on slabs with the latest copper and PEX systems, tankless or high-efficiency water heaters, and smart fixtures. Homes here are also served by the Santa Margarita Water District with imported potable water and an extensive recycled-water (purple-pipe) system for irrigation. Those new systems are reliable, but the region's hard water still calls for softeners and filtration to protect them. A tankless unit also needs annual descaling to stay efficient.
Because the community is so new, much of our work is protecting manufacturer warranties with documented maintenance, adding water treatment, connecting fixtures and appliances, and handling the occasional new-home plumbing issue. Slab foundations mean any under-slab leak calls for our non-destructive detection, and the area's hot inland summers and conservation focus make leak detection and water-saving fixtures worthwhile from the start.
The Village of Sendero · The Village of Esencia · The Village of Rienda · The surrounding Rancho Mission Viejo neighborhoods · The new homes across the community
Rancho Mission Viejo's brand-new homes are exactly our sweet spot: softeners and filtration to protect new systems from hard water, tankless descaling and service, slab leak detection, and fixture work, all with up-front pricing and documented maintenance that helps keep warranties intact. Our stocked trucks resolve most calls on the first visit.
Even brand-new homes benefit from a seasonal routine. First, add a softener and descale the tankless yearly given the hard water. Second, keep up documented maintenance to protect warranties. Finally, watch for slab-leak signs before summer's heavy use. With recycled water for irrigation, keep outdoor systems tuned and efficient.

★★★★★ Everything about the scheduling process was easy, they showed up on time, and explained everything they were going to do. They didn’t try to sell me things I didn't need. This was a much better experience than the last plumbing company I used. These are my guys moving forward!

Eric did a great job! Immediately diagnosed the problem and provided me with two choices to fix it. Once the decision on what to do was made he had the job done remarkably quick. He even took a look at the toilet in another bathroom just to make sure it was running smoothly. A great job by a super nice guy. Highly recommended. Thanks Benjamin Franklin Plumbing!

I wanted to share my appreciation for the excellent service Brandon and his team provided. Brandon arrived on time, responded quickly, and handled the work with professionalism, friendliness, and care. What stood out most was the speed and convenience of the service. Brandon assessed the leakage damage, cleaned the spout, scraped away the old caulk, reinstalled the area, and sealed it properly for waterproofing. Please extend my thanks to Brandon and his team for their reliable work and excellent customer service. I would definitely recommend their service and will call again for future needs.

The owner is very detailed and does his research! He wants to ensure everyone gets the best possible. Through his top of class hiring and extensive attention to detail, the Madison area has a great option with Benjamin Franklin Plumbing for all of their plumbing needs!

Keith came promptly, worked quickly but we paid $709 for a water shutoff, and a small piece of PVC pipe under our sink that took 40 minutes to do. $210 of that was because it was an emergency visit.

Chase was exceptional!! Jared was so helpful as well!! This company came out to check our heating and cooling systems, clean our hot water heater, and patiently answered a bunch of our plumbing and duct-cleaning questions. As owners of an aging home, we truly trust them and deeply value their expert opinions on what updates we need. The level of professionalism cannot be surpassed! From wearing booties so they don’t drag dirt into the house to sending texts with pictures of the technicians before they arrive, every detail made us feel safe and cared for. We trust them completely with our home, will definitely continue doing business with them, and are already recommending them to all our friends. They are simply the best in the area!

The service was timely and professional. I really appreciate that Chuck treated my home with respect. He not only wiped his feet, but he put on booties to protect my floors. He did a thorough inspection before he gave me the estimate for the service needed. Because of his courteous explanation of what was needed to get the job done correctly, I would highly recommend him.

Needed emergency drain unclog- they were so professional when I called! Got someone here in less than an hour! And no crazy “emergency” charge! The plumber was a great guy! Again, professional and courteous! Brynt was very knowledgeable and efficient- fixed us right up! Company vehicle nice and clean, uniforms nice- hope we never need again- who wants plumbing issues?-but if we do, you can bet we will call them again for sure!!!
