Oakhurst started as a streetcar crossroads. The North Decatur and South Decatur trolley lines met where East Lake Drive, Oakview Road and Mead Road come together, and that corner is still the heart of Oakhurst Village. The Town of Oakhurst incorporated in 1910 and joined Decatur a few years later. Harmony Park sits on the square, the old Scottish Rite Hospital is a National Historic Landmark and Porchfest turns front porches into stages. Our shop is a short drive west on Lambert Drive.
We're The Punctual Plumber, and we put money on it. If we're late, we pay you $5 a minute, up to $300. And with flexible financing on larger jobs, the right repair doesn't have to wait.
Emergency Plumbing: Burst pipes, sewer backups, water heater failures, gas smells and no-water calls, including nights and weekends.
Sewer Line Camera Inspection & Repair: Oakhurst's 1910s and 1920s bungalows often still have clay sewer laterals, and the neighborhood's trees find every joint. We camera the line and repair only what's needed.
Repiping: Replacing galvanized supply lines in bungalows, routed through crawlspaces to keep wall openings small.
Water Heaters & Tankless: In a Craftsman bungalow, every closet counts. A wall-mounted tankless unit gives back the space a tank takes, delivers hot water without running out, uses less energy because it isn't keeping a tank hot around the clock and typically lasts around 20 years, against 8 to 12 for a tank. We upgrade the gas line as needed, and financing is available.
Drain Cleaning & Hydro Jetting: Kitchen, bath and main-line drain cleaning, with hydro jetting for roots.
Water Filtration & Whole-Home Water Quality: In-home water testing, whole-home filtration, under-sink drinking water systems and sediment protection for water heaters, for better water at every tap and longer-lasting plumbing.
Gas Line Installation & Repair: Gas lines for ranges, water heaters and grills, plus testing of older piping.
Crawlspace Plumbing: Repairs and insulation for supply and drain lines under raised bungalows.
New Construction & Addition Plumbing: Plumbing for additions, second-story bathrooms and infill homes.
Leak Detection: Finding hidden leaks under floors and in walls.
Fixtures, Faucets, Toilets & Disposals: Repairs and installs for kitchens and baths.
Oakhurst is mostly Craftsman bungalows from the 1910s and 1920s, many with brick fronts and deep porches, plus some 1940s homes and a growing number of new infill houses. The bungalows usually sit on crawlspaces, and many have been expanded with second-floor suites and rear additions tied into original drain lines.
Oakhurst is part of the City of Decatur, and water and sewer come from the DeKalb County Department of Watershed Management. The issues are the same ones every century-old neighborhood has: galvanized pipe, clay sewer laterals with roots in the joints and pipes exposed in crawlspaces during a freeze.
Your water is treated by the DeKalb County Department of Watershed Management to meet federal drinking water standards. But by the time it reaches your tap in Oakhurst, it has traveled through miles of city mains and then through your own pipes, and in 1910s and '20s bungalows where galvanized supply lines are often still in the crawlspace, that last stretch matters. When we test water in Intown homes, we regularly find the taste and smell of chlorine-based disinfectants, along with sediment and rust from aging pipe.
That affects more than your drinking glass. It's the water you shower in, brush your teeth with, wash clothes and dishes in and cook with. Sediment also wears out the equipment you've paid for, including water heaters, tankless units, faucets, dishwashers and washing machines, and shortens the life of the plumbing itself.
Every visit we make includes a free test of your water for chlorine, and we'll show you the results before recommending anything. If you want a fuller picture, ask about testing for sediment and other issues too. Your options include:
Whole-home filtration: Filters every tap and shower in the house, reducing chlorine taste and odor, sediment and rust, for better water for bathing, washing and cooking, and less wear on pipes, fixtures and appliances.
Drinking water systems: Under-sink reverse osmosis or carbon filtration for cleaner-tasting water for drinking, coffee and cooking.
Sediment protection for water heaters: A sediment filter ahead of a tank or tankless water heater helps it run efficiently and last longer.

Oakhurst calls usually come from the original systems. Roots in a clay lateral that back up the lowest drain. Low pressure upstairs in an addition fed by old galvanized pipe. A crawlspace line that cracked in a cold snap. That's why our techs check water pressure, pipe materials and the main shutoff on every visit. Our trucks are stocked, and most calls are fixed on the first visit.
Oakhurst bungalows usually give fair warning. Call us if you notice:
Low pressure in an upstairs addition
A crawlspace pipe that froze in the last cold snap
A toilet that gurgles when the washer drains
Slow, gurgling or repeatedly clogged drains
More than one fixture backing up at the same time
Hot water that runs out early or never gets hot enough
Damp spots, stains or a water bill that rises for no clear reason
On time: We arrive in the window we promised, in clean uniforms with shoe covers, or we pay you $5 a minute, up to $300.
Diagnosis: We find the root cause, using a high-definition camera on drain and sewer lines when needed.
Free water test: Every visit includes a free chlorine test of your water, with the results explained on the spot.
Up-front price: You get the exact price, with good, better and best options and financing available, before any work begins.
Clean finish: We complete the work and clean up before we leave.
There's no single price, because cost depends on where the problem is, how severe it is, the materials and the repair method. Clearing a main line is a modest bill. Replacing a clay lateral or repiping a 1920s bungalow is bigger, which is why every option is priced up front and financing is available. Either way, you'll see the full price before we start, with no meter running, and larger jobs can be financed with monthly payments, subject to credit approval.
The On-Time Guarantee: If we're late, we pay you $5 for every minute, up to $300.
Up-Front Pricing: You see and approve the price before any work begins. No meter running.

We had our water heater repaired and had a new water filter system installed after the technician suggested it. He was friendly and factual. After his visit we had to have another repair man to set the water heater temperature. Now it is working fine.

I am a new widow navigating a stressful plumbing issue. I met with Nick. He was the 3rd Plumber I was meeting that day. From the start he was friendly. Shook my hand. Asked what the problem was. I said I had a slow leak from the meter to my house but had no idea where it was. He explained how we could handle this issue. This is the 4th or 5th leak I have had! I decided to go for the full replace. It would be guaranteed for 15 years. So I did. Tripp and Nick showed up and both were professional, friendly and polite. They did an excellent job. Tripp went so far to get rid of the big black spider right next to my shut off valve in my basement! Goes above and beyond. After the repair they reseeded and laid down straw! From Adam in the office to Nick and Tripp was beyond pleased with the service. This company cares about their customers and it shows. Thank you Adam,Tripp and Nick!

Just had an old broken water heater replaced (30 to 50gallon) by Michael Gladstein. From The moment my wife and I met him, we felt confident in the entire company, appreciated his professionalism, how he took the time to clarify different options, notice we could have a larger tank; when other companies didn’t even give the option because the old tank was a 30g on second floor, with small space. He then installing it himself the next day with excellence. Really showing care for our home by through clean organized work, and his craftsmanship. Michael did great work from beginning to end! What’s stood out to me was that between the three quotes we got, Benjamin Franklin had the most competitive pricing. Only a few more Benjamin‘s difference for higher quality! Other companies quoted prices close to what Benjamin Franklin did but offered less. Highly recommend.

Jacob with Benjamin Franklin Plumbing was absolutely fantastic! He showed up on time, was courteous, knowledgeable, and made me feel like I could actually trust a plumber in my house—which, let’s be honest, is sometimes harder to find than a leak! 😂 He was so great that even my dog liked him, and my dog is usually a pretty good judge of character. If he passes the dog inspection, you know he’s good people! 🐾 Professional, trustworthy, and friendly from start to finish. Benjamin Franklin Plumbing, give this man a raise—or at least let him know he’s officially been approved by the household security team! Would absolutely recommend Jacob. 10/10 stars, two thumbs up, and one very happy dog! ⭐️⭐️⭐️⭐️⭐️

They came out and inspected the old water heater and able to explain what was needed to bring a new one up to code, and while they were here they were able to shut off the gas valve to the hot water heater (which was antique) for my safety. They also told me what was needed for new duct work to the furnace. Very professional.
Many do. Homes from the 1910s and 1920s were typically connected with clay pipe, and roots get into the joints over time. A camera inspection shows what you have.
Additions are often fed by original galvanized pipe that has narrowed with rust. Replacing the supply line to the addition usually fixes it.
Usually. It frees up closet space and never runs out. Most older homes need a larger gas line, which we install as part of the job.
Yes. We offer flexible financing with monthly payment options, subject to credit approval, on larger jobs like sewer line replacement, repiping and tankless water heaters. You'll get the up-front price first, then choose how to pay. Ask your technician or apply on our financing page.
Yes. We service new construction and older homes alike, including plumbing for additions.
