Morningside was sold in 1923 as "a new type of suburb," with wide paved streets and houses advertised with Murphy beds and basement servants' toilets. Lenox Park followed in 1931 with model homes by Ivey and Crook. Atlanta annexed the area in 1925, and in 1965 neighbors incorporated the Morningside Lenox Park Association to fight the I-485 freeway, which they helped stop. Today it's a neighborhood of brick Tudors and cottages on rolling, wooded streets, bordered by the BeltLine to the west. Our shop is just up the road on Lambert Drive.
We're The Punctual Plumber, and we put money on it. If we're late, we pay you $5 a minute, up to $300. And with flexible financing on larger jobs, the right repair doesn't have to wait.
Emergency Plumbing: Burst pipes, sewer backups, water heater failures, gas smells and no-water calls, including nights and weekends.
Sewer Line Camera Inspection & Repair: Homes from the 1920s to the 1940s often still have clay or cast-iron sewer laterals, and Morningside's steep lots and big trees make root damage and sagging lines common. We camera the line and repair only what's needed.
Basement Plumbing & Pumps: Many Morningside homes have basements, some with original fixtures. We repair and replace sump pumps, sewage ejector pumps and basement drains, and add backflow protection where the lower level sits below the sewer.
Water Heaters & Tankless: Basement water heaters in older homes are often past their life and sitting next to finished space. A wall-mounted tankless unit delivers hot water without running out, uses less energy because it isn't keeping a tank hot around the clock and typically lasts around 20 years, against 8 to 12 for a tank. We upgrade the gas line as needed, and financing is available.
Repiping: Replacing galvanized supply lines and old copper in brick homes, planned to keep plaster openings small.
Water Filtration & Whole-Home Water Quality: In-home water testing, whole-home filtration, under-sink drinking water systems and sediment protection for water heaters, for better water at every tap and longer-lasting plumbing.
Drain Cleaning & Hydro Jetting: Kitchen, bath and main-line cleaning, with hydro jetting for roots and grease.
Gas Line Installation & Repair: Gas lines for ranges, fireplaces and grills, plus testing of original gas piping.
Leak Detection: Finding hidden leaks in walls, floors and basements before they cause damage.
Fixtures, Faucets, Toilets & Disposals: Repairs and installs for kitchens and baths, including period-style fixtures.
Outdoor Plumbing & Yard Drainage: Hose bibs, irrigation shutoffs and yard drains that keep storm water away from the foundation.
Morningside-Lenox Park was built mostly between 1923 and the 1940s, with more homes added after World War II. Brick Tudors, English cottages and Colonial Revival houses dominate. Many have full or partial basements because they're built into slopes, and a lot of the original plumbing is still in place below them: cast-iron stacks, galvanized supply lines and old basement fixtures.
Water and sewer come from the City of Atlanta Department of Watershed Management. The main concerns are slopes, roots and age. Houses below the street can depend on a pump to move wastewater out. Laterals running downhill through clay soil shift and crack. Old oaks send roots into every joint.
Your water is treated by the City of Atlanta Department of Watershed Management to meet federal drinking water standards. But by the time it reaches your tap in Morningside-Lenox Park, it has traveled through miles of city mains and then through your own pipes, and in 1920s to 1940s homes with original galvanized lines in many basements, that last stretch matters. When we test water in Intown homes, we regularly find the taste and smell of chlorine-based disinfectants, along with sediment and rust from aging pipe.
That affects more than your drinking glass. It's the water you shower in, brush your teeth with, wash clothes and dishes in and cook with. Sediment also wears out the equipment you've paid for, including water heaters, tankless units, faucets, dishwashers and washing machines, and shortens the life of the plumbing itself.
Every visit we make includes a free test of your water for chlorine, and we'll show you the results before recommending anything. If you want a fuller picture, ask about testing for sediment and other issues too. Your options include:
Whole-home filtration: Filters every tap and shower in the house, reducing chlorine taste and odor, sediment and rust, for better water for bathing, washing and cooking, and less wear on pipes, fixtures and appliances.
Drinking water systems: Under-sink reverse osmosis or carbon filtration for cleaner-tasting water for drinking, coffee and cooking.
Sediment protection for water heaters: A sediment filter ahead of a tank or tankless water heater helps it run efficiently and last longer.

Morningside calls often come from the lowest point in the house. A basement floor drain that backs up in a heavy rain. An ejector pump that quits. A main line that slows as roots fill an old clay joint. That's why our techs check pumps, water heater age and the main shutoff on every visit, and recommend a camera inspection when the lateral is original. Our trucks are stocked, and most calls are fixed on the first visit.
On Morningside's sloping lots, trouble often shows up at the lowest point in the house. Call us if you notice:
Water coming up through a basement floor drain
A sewage ejector pump that hums, runs constantly or alarms
Soggy ground over the sewer line in the yard
Slow, gurgling or repeatedly clogged drains
More than one fixture backing up at the same time
Hot water that runs out early or never gets hot enough
Damp spots, stains or a water bill that rises for no clear reason
On time: We arrive in the window we promised, in clean uniforms with shoe covers, or we pay you $5 a minute, up to $300.
Diagnosis: We find the root cause, using a high-definition camera on drain and sewer lines when needed.
Free water test: Every visit includes a free chlorine test of your water, with the results explained on the spot.
Up-front price: You get the exact price, with good, better and best options and financing available, before any work begins.
Clean finish: We complete the work and clean up before we leave.
There's no single price, because cost depends on where the problem is, how severe it is, the materials and the repair method. Replacing an ejector pump is a contained job. Replacing a sewer lateral on a steep lot or adding backflow protection to a basement is larger, and financing is available. Either way, you'll see the full price before we start, with no meter running, and larger jobs can be financed with monthly payments, subject to credit approval.
The On-Time Guarantee: If we're late, we pay you $5 for every minute, up to $300.

Test sump and ejector pumps before spring and summer storms, and consider a battery backup. Keep basement floor drains clear and check that downspouts send water away from the house. Before a hard freeze, disconnect hoses and protect pipes in unheated basements and garages. In late summer, a slow main drain often means roots are moving in.

We had our water heater repaired and had a new water filter system installed after the technician suggested it. He was friendly and factual. After his visit we had to have another repair man to set the water heater temperature. Now it is working fine.

A full gas water heater installation -- quick install with courteous service. Jon Hare and Luke Stelly gave excellent advice and were finished with the install in less 3 hours (including purchasing the unit itself)! Thanks!

⭐⭐⭐⭐⭐ Excellent Service! Highly Recommend! I highly recommend Benjamin Franklin Plumbing for all your plumbing needs, big or small! I recently needed to have a pop-up sink drain assembly replaced, and Bryson J. was the technician sent to assist me. Bryson was professional, knowledgeable, kind, and courteous throughout the entire process. He completed the repair efficiently, made sure everything was working properly, and left my bathroom clean and tidy afterward. It's refreshing to receive such excellent customer service! I truly appreciate Bryson's professionalism and attention to detail. Thank you, Bryson, for a job well done! I would definitely recommend Benjamin Franklin Plumbing to anyone in need of reliable, quality plumbing services!

I am a new widow navigating a stressful plumbing issue. I met with Nick. He was the 3rd Plumber I was meeting that day. From the start he was friendly. Shook my hand. Asked what the problem was. I said I had a slow leak from the meter to my house but had no idea where it was. He explained how we could handle this issue. This is the 4th or 5th leak I have had! I decided to go for the full replace. It would be guaranteed for 15 years. So I did. Tripp and Nick showed up and both were professional, friendly and polite. They did an excellent job. Tripp went so far to get rid of the big black spider right next to my shut off valve in my basement! Goes above and beyond. After the repair they reseeded and laid down straw! From Adam in the office to Nick and Tripp was beyond pleased with the service. This company cares about their customers and it shows. Thank you Adam,Tripp and Nick!

Just had an old broken water heater replaced (30 to 50gallon) by Michael Gladstein. From The moment my wife and I met him, we felt confident in the entire company, appreciated his professionalism, how he took the time to clarify different options, notice we could have a larger tank; when other companies didn’t even give the option because the old tank was a 30g on second floor, with small space. He then installing it himself the next day with excellence. Really showing care for our home by through clean organized work, and his craftsmanship. Michael did great work from beginning to end! What’s stood out to me was that between the three quotes we got, Benjamin Franklin had the most competitive pricing. Only a few more Benjamin‘s difference for higher quality! Other companies quoted prices close to what Benjamin Franklin did but offered less. Highly recommend.

Jacob with Benjamin Franklin Plumbing was absolutely fantastic! He showed up on time, was courteous, knowledgeable, and made me feel like I could actually trust a plumber in my house—which, let’s be honest, is sometimes harder to find than a leak! 😂 He was so great that even my dog liked him, and my dog is usually a pretty good judge of character. If he passes the dog inspection, you know he’s good people! 🐾 Professional, trustworthy, and friendly from start to finish. Benjamin Franklin Plumbing, give this man a raise—or at least let him know he’s officially been approved by the household security team! Would absolutely recommend Jacob. 10/10 stars, two thumbs up, and one very happy dog! ⭐️⭐️⭐️⭐️⭐️

They came out and inspected the old water heater and able to explain what was needed to bring a new one up to code, and while they were here they were able to shut off the gas valve to the hot water heater (which was antique) for my safety. They also told me what was needed for new duct work to the furnace. Very professional.
It's often a partly blocked or root-damaged sewer lateral, or a basement that sits below the sewer line without backflow protection. We'll camera the line and recommend a fix, which may include a backwater valve.
Ejector pumps typically last 7 to 10 years. If yours is noisy, runs constantly or alarms, have it checked before it fails.
Many have some. Cast-iron drains, galvanized supply lines and clay sewer laterals are common in homes built from the 1920s to the 1940s.
Yes. We offer flexible financing with monthly payment options, subject to credit approval, on larger jobs like sewer line replacement, repiping, pump replacement and tankless water heaters.
