Kirkwood was its own town before Atlanta annexed it in the early 1920s, and it still calls itself the small town in the big city. Its main street, Hosea L. Williams Drive, has the restaurants and shops. Bessie Branham Park, with Atlanta's only urban treehouse, hosts the Kirkwood Spring Fling and Tour of Homes. The streets around them are lined with bungalows and cottages, many renovated over the last 25 years. Our shop is a short drive north on Lambert Drive.
We're The Punctual Plumber, and we put money on it. If we're late, we pay you $5 a minute, up to $300. And with flexible financing on larger jobs, the right repair doesn't have to wait.
Emergency Plumbing: Burst pipes, sewer backups, water heater failures, gas smells and no-water calls, including nights and weekends.
Renovation Plumbing Inspections: Many Kirkwood homes were renovated quickly during the neighborhood's revival. We inspect for shortcuts behind the walls, like mismatched pipe, missing vents and new fixtures tied into old lines.
Sewer Line Camera Inspection & Repair: Original clay laterals are common in Kirkwood's older homes. We camera the line and repair only what needs it.
Water Heaters & Tankless: In a Kirkwood bungalow, the water heater often takes up a closet or a corner of the crawlspace. A wall-mounted tankless unit frees that space, delivers hot water without running out, uses less energy because it isn't keeping a tank hot around the clock and typically lasts around 20 years, against 8 to 12 for a tank. We upgrade the gas line as needed, and financing is available.
Repiping: Replacing galvanized supply lines and correcting earlier patchwork with a clean, single system.
Water Filtration & Whole-Home Water Quality: In-home water testing, whole-home filtration, under-sink drinking water systems and sediment protection for water heaters, for better water at every tap and longer-lasting plumbing.
Drain Cleaning & Hydro Jetting: Kitchen, bath and main-line drain cleaning, with hydro jetting for roots.
Gas Line Installation & Repair: Gas lines for ranges, water heaters and grills, plus testing of older gas piping.
Crawlspace Plumbing: Repairs and insulation for supply and drain lines under raised homes.
Leak Detection: Finding hidden leaks behind new drywall and under floors.
Fixtures, Faucets, Toilets & Disposals: Repairs and installs throughout the house.
Kirkwood's homes date mostly from the early 1900s to the 1940s: bungalows, cottages and Victorian-era houses on narrow lots, plus new infill homes. After decades of decline, the neighborhood revived from the late 1990s on, and many houses were renovated, some carefully and some quickly. Behind fresh drywall, it's common to find old galvanized pipe left in place, new PEX connected to it and drain lines that were never upgraded.
Kirkwood is inside the City of Atlanta, on the DeKalb County side, and water and sewer come from the City of Atlanta Department of Watershed Management. The common problems are corroded galvanized pipe, clay sewer laterals with root damage and renovation work that tied new fixtures into old lines.
Your water is treated by the City of Atlanta Department of Watershed Management to meet federal drinking water standards. But by the time it reaches your tap in Kirkwood, it has traveled through miles of city mains and then through your own pipes, and in renovated homes where new fixtures are often still fed by old galvanized pipe, that last stretch matters. When we test water in Intown homes, we regularly find the taste and smell of chlorine-based disinfectants, along with sediment and rust from aging pipe.
That affects more than your drinking glass. It's the water you shower in, brush your teeth with, wash clothes and dishes in and cook with. Sediment also wears out the equipment you've paid for, including water heaters, tankless units, faucets, dishwashers and washing machines, and shortens the life of the plumbing itself.
Every visit we make includes a free test of your water for chlorine, and we'll show you the results before recommending anything. If you want a fuller picture, ask about testing for sediment and other issues too. Your options include:
Whole-home filtration: Filters every tap and shower in the house, reducing chlorine taste and odor, sediment and rust, for better water for bathing, washing and cooking, and less wear on pipes, fixtures and appliances.
Drinking water systems: Under-sink reverse osmosis or carbon filtration for cleaner-tasting water for drinking, coffee and cooking.
Sediment protection for water heaters: A sediment filter ahead of a tank or tankless water heater helps it run efficiently and last longer.
Correcting a quick renovation, replacing a sewer lateral or upgrading to tankless can be paid over time. Benjamin Franklin Plumbing of Intown Atlanta offers flexible financing with monthly payment options, subject to credit approval.
You'll see the up-front price first, then choose how to pay. Ask your technician about financing on any job, or apply on our financing page before your visit.

Kirkwood calls often uncover what a past renovation left behind. A beautiful new bathroom that drains slowly through an original line. A leak at the joint where new PEX meets old galvanized pipe. A water heater installed without proper venting or a pan. That's why our techs check pipe materials, venting, water heater installation and the main shutoff on every visit. Our trucks are stocked, and most calls are fixed on the first visit.
In Kirkwood's renovated homes, the warning signs often come from what's behind the new finishes. Call us if you notice:
A new bathroom that drains slowly
Leaks where new and old pipes meet
A water heater installed without a drain pan or proper venting
Slow, gurgling or repeatedly clogged drains
More than one fixture backing up at the same time
Hot water that runs out early or never gets hot enough
Damp spots, stains or a water bill that rises for no clear reason
On time: We arrive in the window we promised, in clean uniforms with shoe covers, or we pay you $5 a minute, up to $300.
Diagnosis: We find the root cause, using a high-definition camera on drain and sewer lines when needed.
Free water test: Every visit includes a free chlorine test of your water, with the results explained on the spot.
Up-front price: You get the exact price, with good, better and best options and financing available, before any work begins.
Clean finish: We complete the work and clean up before we leave.
There's no single price, because cost depends on where the problem is, how severe it is, the materials and the repair method. Correcting a single bad connection is a quick job. Fixing a renovation's shortcuts across a whole house, or replacing a clay lateral, is bigger, and financing is available. Either way, you'll see the full price before we start, with no meter running, and larger jobs can be financed with monthly payments, subject to credit approval.
The On-Time Guarantee: If we're late, we pay you $5 for every minute, up to $300.
Up-Front Pricing: You see and approve the price before any work begins. No meter running.
Flexible Financing: Monthly payment options on larger jobs, subject to credit approval.

We had our water heater repaired and had a new water filter system installed after the technician suggested it. He was friendly and factual. After his visit we had to have another repair man to set the water heater temperature. Now it is working fine.

A full gas water heater installation -- quick install with courteous service. Jon Hare and Luke Stelly gave excellent advice and were finished with the install in less 3 hours (including purchasing the unit itself)! Thanks!

⭐⭐⭐⭐⭐ Excellent Service! Highly Recommend! I highly recommend Benjamin Franklin Plumbing for all your plumbing needs, big or small! I recently needed to have a pop-up sink drain assembly replaced, and Bryson J. was the technician sent to assist me. Bryson was professional, knowledgeable, kind, and courteous throughout the entire process. He completed the repair efficiently, made sure everything was working properly, and left my bathroom clean and tidy afterward. It's refreshing to receive such excellent customer service! I truly appreciate Bryson's professionalism and attention to detail. Thank you, Bryson, for a job well done! I would definitely recommend Benjamin Franklin Plumbing to anyone in need of reliable, quality plumbing services!

I am a new widow navigating a stressful plumbing issue. I met with Nick. He was the 3rd Plumber I was meeting that day. From the start he was friendly. Shook my hand. Asked what the problem was. I said I had a slow leak from the meter to my house but had no idea where it was. He explained how we could handle this issue. This is the 4th or 5th leak I have had! I decided to go for the full replace. It would be guaranteed for 15 years. So I did. Tripp and Nick showed up and both were professional, friendly and polite. They did an excellent job. Tripp went so far to get rid of the big black spider right next to my shut off valve in my basement! Goes above and beyond. After the repair they reseeded and laid down straw! From Adam in the office to Nick and Tripp was beyond pleased with the service. This company cares about their customers and it shows. Thank you Adam,Tripp and Nick!

Just had an old broken water heater replaced (30 to 50gallon) by Michael Gladstein. From The moment my wife and I met him, we felt confident in the entire company, appreciated his professionalism, how he took the time to clarify different options, notice we could have a larger tank; when other companies didn’t even give the option because the old tank was a 30g on second floor, with small space. He then installing it himself the next day with excellence. Really showing care for our home by through clean organized work, and his craftsmanship. Michael did great work from beginning to end! What’s stood out to me was that between the three quotes we got, Benjamin Franklin had the most competitive pricing. Only a few more Benjamin‘s difference for higher quality! Other companies quoted prices close to what Benjamin Franklin did but offered less. Highly recommend.

Jacob with Benjamin Franklin Plumbing was absolutely fantastic! He showed up on time, was courteous, knowledgeable, and made me feel like I could actually trust a plumber in my house—which, let’s be honest, is sometimes harder to find than a leak! 😂 He was so great that even my dog liked him, and my dog is usually a pretty good judge of character. If he passes the dog inspection, you know he’s good people! 🐾 Professional, trustworthy, and friendly from start to finish. Benjamin Franklin Plumbing, give this man a raise—or at least let him know he’s officially been approved by the household security team! Would absolutely recommend Jacob. 10/10 stars, two thumbs up, and one very happy dog! ⭐️⭐️⭐️⭐️⭐️

They came out and inspected the old water heater and able to explain what was needed to bring a new one up to code, and while they were here they were able to shut off the gas valve to the hot water heater (which was antique) for my safety. They also told me what was needed for new duct work to the furnace. Very professional.
Get a sewer camera inspection and a plumbing inspection. Renovations sometimes leave old pipe in place, tie new bathrooms into undersized drains or skip venting. We'll tell you what you're buying.
It's often tied into an original drain line that is partly blocked, undersized or poorly sloped. We'll camera the line and recommend a fix.
Many do, even after renovations. Look for low pressure or rusty water after the water's been off. We can identify and replace it.
Yes. We offer flexible financing with monthly payment options, subject to credit approval, on larger jobs like sewer line replacement, repiping and tankless water heaters. You'll get the up-front price first, then choose how to pay. Ask your technician or apply on our financing page.
Usually. It frees up space and never runs out. Most older homes need a larger gas line, which we install as part of the job.
