Inman Park was Atlanta's first planned suburb. Joel Hurt laid it out in the late 1880s with curving streets, Springvale Park and an electric streetcar line down Edgewood Avenue to downtown. The Queen Anne houses that went up along Euclid Avenue were some of the grandest in the city. Today the neighborhood runs from Freedom Park to the BeltLine Eastside Trail, with Little Five Points at its edge. Our shop is a few miles north on Lambert Drive.
We're The Punctual Plumber, and we put money on it. If we're late, we pay you $5 a minute, up to $300. And with flexible financing on larger jobs, the right repair doesn't have to wait.
Emergency Plumbing: Burst pipes, sewer backups, water heater failures, gas smells and no-water calls, including nights and weekends.
Sewer Line Camera Inspection & Repair: Many Inman Park homes still drain through clay or cast-iron sewer laterals, and the neighborhood's old oaks send roots into them. We camera the line, show you the footage and repair or replace only what needs it.
Repiping: Whole-home and partial repiping to replace galvanized steel supply lines. These rust from the inside and leave old houses with weak pressure and brown water.
Drain Cleaning & Hydro Jetting: Kitchen, bath and main-line drains cleared and jetted, with a camera check when a clog keeps coming back.
Water Heaters & Tankless: Tank and tankless repair, replacement and installation. In an Inman Park house, the old 50-gallon tank often sits in a cramped closet or a corner of the crawlspace. A wall-mounted tankless unit frees that space, delivers hot water for as long as you need it, uses less energy because it isn't keeping 50 gallons hot around the clock, and typically lasts around 20 years, against 8 to 12 for a tank. Gas tankless units usually need a larger gas supply than older homes were built with, so we size and upgrade the gas line as part of the job, and financing is available.
Water Filtration & Whole-Home Water Quality: In-home water testing, whole-home filtration, under-sink drinking water systems and sediment protection for water heaters, for better water at every tap and longer-lasting plumbing.
Gas Line Installation & Repair: Gas lines for ranges, water heaters, fireplaces and outdoor kitchens, plus leak testing and repair on older gas piping.
Leak Detection & Slab and Crawlspace Leaks: We find leaks under floors, in walls and in crawlspaces before they damage original heart-pine floors and plaster.
Fixtures, Faucets, Toilets & Disposals: Repairs and installs, including period-style fixtures for restored kitchens and baths.
Water Pressure & Shutoff Valves: We test pressure on every visit and replace stuck or corroded main shutoffs, so you can turn the water off when it matters.
Outdoor Plumbing: Hose bibs, yard lines and irrigation shutoffs that can handle the occasional hard Georgia freeze.
Inman Park's houses span more than a century. The Victorian mansions date from the 1880s and 1890s. Bungalows and foursquares filled in through the 1920s. Many of the big houses were split into apartments in the middle of the last century and then restored as single-family homes from the 1970s on. Newer lofts and townhomes now line the BeltLine and the old industrial blocks on the west side. Behind the walls of an older house, you'll often find original cast iron, galvanized steel added decades later and modern PEX from the latest remodel, all in the same system.
Water and sewer come from the City of Atlanta Department of Watershed Management. The biggest threat here is age. Corroding galvanized pipe, cracked clay sewer laterals and roots from the neighborhood's big trees cause most of the serious calls we see. Most homes sit on crawlspaces or partial basements, which makes access easier but leaves pipes exposed when a cold snap comes through.
Your water is treated by the City of Atlanta Department of Watershed Management to meet federal drinking water standards. But by the time it reaches your tap in Inman Park, it has traveled through miles of city mains and then through your own pipes, and in 130-year-old houses where galvanized pipe and cast iron often still carry water to the tap, that last stretch matters. When we test water in Intown homes, we regularly find the taste and smell of chlorine-based disinfectants, along with sediment and rust from aging pipe.
That affects more than your drinking glass. It's the water you shower in, brush your teeth with, wash clothes and dishes in and cook with. Sediment also wears out the equipment you've paid for, including water heaters, tankless units, faucets, dishwashers and washing machines, and shortens the life of the plumbing itself.
Every visit we make includes a free test of your water for chlorine, and we'll show you the results before recommending anything. If you want a fuller picture, ask about testing for sediment and other issues too. Your options include:
Whole-home filtration: Filters every tap and shower in the house, reducing chlorine taste and odor, sediment and rust, for better water for bathing, washing and cooking, and less wear on pipes, fixtures and appliances.
Drinking water systems: Under-sink reverse osmosis or carbon filtration for cleaner-tasting water for drinking, coffee and cooking.
Sediment protection for water heaters: A sediment filter ahead of a tank or tankless water heater helps it run efficiently and last longer.
Repiping a Victorian or replacing a 100-year-old sewer lateral is a real investment, and it shouldn't wait until you've saved up while the problem gets worse. Benjamin Franklin Plumbing of Intown Atlanta offers flexible financing with monthly payment options, subject to credit approval. That covers sewer line replacement, whole-home repiping, tankless water heaters and new gas lines.
You'll see the up-front price first, then choose how to pay. Ask your technician about financing on any job, or apply on our financing page before your visit.

Inman Park calls follow the age of the house. A slow main drain that turns out to be roots in a clay lateral. Low pressure upstairs from galvanized pipe that has narrowed over 80 years. A leak at a joint where an old remodel tied new pipe into old. That's why our techs check water pressure, look at the main shutoff and note what pipe material they find on every visit. You'll know what's in your walls and what's likely to need attention next. Our trucks are stocked, and most calls are fixed on the first visit.
In a house that has been restored and remodeled over 130 years, small symptoms often point to old pipe hidden behind newer finishes. Call us if you notice:
Brown or rusty water when you first open a tap, a sign of galvanized pipe
Low pressure on the upper floor of a Victorian
Stains on plaster ceilings below a bathroom
Slow, gurgling or repeatedly clogged drains
More than one fixture backing up at the same time
Hot water that runs out early or never gets hot enough
Damp spots, stains or a water bill that rises for no clear reason
On time: We arrive in the window we promised, in clean uniforms with shoe covers, or we pay you $5 a minute, up to $300.
Diagnosis: We find the root cause, using a high-definition camera on drain and sewer lines when needed.
Free water test: Every visit includes a free chlorine test of your water, with the results explained on the spot.
Up-front price: You get the exact price, with good, better and best options and financing available, before any work begins.
Clean finish: We complete the work and clean up before we leave.
There's no single price, because cost depends on where the problem is, how severe it is, the materials and the repair method. A clog cleared through a cleanout costs far less than replacing a clay lateral under one of Inman Park's old oaks, and repiping a three-story Victorian is a different job from repiping a bungalow off Waverly Way. Either way, you'll see the full price before we start, with no meter running, and larger jobs can be financed with monthly payments, subject to credit approval.
The On-Time Guarantee: If we're late, we pay you $5 for every minute, up to $300.
Up-Front Pricing: You see and approve the price before any work begins. No meter running.
Flexible Financing: Monthly payment options on larger jobs, subject to credit approval.
100% Satisfaction Guarantee: We stand behind our materials, labor and craftsmanship.

Benjamin Franklin Plumbing of Intown Atlanta serves 18 neighborhoods across Intown Atlanta and Decatur. If you're close to Inman Park, you may also be in one of these, each with its own page:
Atlanta doesn't freeze often, but when it does, it catches older houses off guard. Before a hard freeze, disconnect hoses, open the cabinet doors under sinks on exterior walls and close the foundation vents in your crawlspace. In late summer, when the ground dries out, tree roots go looking for water, and sewer laterals are often where they find it. If your main drain gurgles or slows after a dry spell, have it checked before it backs up. After a big festival weekend or a house full of guests, a slow drain is worth a call before it becomes a backup.

We had our water heater repaired and had a new water filter system installed after the technician suggested it. He was friendly and factual. After his visit we had to have another repair man to set the water heater temperature. Now it is working fine.

A full gas water heater installation -- quick install with courteous service. Jon Hare and Luke Stelly gave excellent advice and were finished with the install in less 3 hours (including purchasing the unit itself)! Thanks!

I am a new widow navigating a stressful plumbing issue. I met with Nick. He was the 3rd Plumber I was meeting that day. From the start he was friendly. Shook my hand. Asked what the problem was. I said I had a slow leak from the meter to my house but had no idea where it was. He explained how we could handle this issue. This is the 4th or 5th leak I have had! I decided to go for the full replace. It would be guaranteed for 15 years. So I did. Tripp and Nick showed up and both were professional, friendly and polite. They did an excellent job. Tripp went so far to get rid of the big black spider right next to my shut off valve in my basement! Goes above and beyond. After the repair they reseeded and laid down straw! From Adam in the office to Nick and Tripp was beyond pleased with the service. This company cares about their customers and it shows. Thank you Adam,Tripp and Nick!

Just had an old broken water heater replaced (30 to 50gallon) by Michael Gladstein. From The moment my wife and I met him, we felt confident in the entire company, appreciated his professionalism, how he took the time to clarify different options, notice we could have a larger tank; when other companies didn’t even give the option because the old tank was a 30g on second floor, with small space. He then installing it himself the next day with excellence. Really showing care for our home by through clean organized work, and his craftsmanship. Michael did great work from beginning to end! What’s stood out to me was that between the three quotes we got, Benjamin Franklin had the most competitive pricing. Only a few more Benjamin‘s difference for higher quality! Other companies quoted prices close to what Benjamin Franklin did but offered less. Highly recommend.

Jacob with Benjamin Franklin Plumbing was absolutely fantastic! He showed up on time, was courteous, knowledgeable, and made me feel like I could actually trust a plumber in my house—which, let’s be honest, is sometimes harder to find than a leak! 😂 He was so great that even my dog liked him, and my dog is usually a pretty good judge of character. If he passes the dog inspection, you know he’s good people! 🐾 Professional, trustworthy, and friendly from start to finish. Benjamin Franklin Plumbing, give this man a raise—or at least let him know he’s officially been approved by the household security team! Would absolutely recommend Jacob. 10/10 stars, two thumbs up, and one very happy dog! ⭐️⭐️⭐️⭐️⭐️

They came out and inspected the old water heater and able to explain what was needed to bring a new one up to code, and while they were here they were able to shut off the gas valve to the hot water heater (which was antique) for my safety. They also told me what was needed for new duct work to the furnace. Very professional.
There's a good chance, especially in houses built before the 1960s that haven't been fully repiped. Signs include low pressure, rusty or brown water when you first open a tap, and leaks at threaded joints. We can check during any visit and tell you how much of the original pipe is left.
In Inman Park, the usual cause is tree roots growing into an old clay or cast-iron sewer lateral. Clearing the drain helps for a while, but roots grow back. A camera inspection shows whether the line needs a spot repair, a lining or a replacement.
In the City of Atlanta, homeowners are generally responsible for the private sewer lateral from the house to the public sewer connection. If a camera inspection points to a problem on the city side, we'll tell you so you can report it to the Department of Watershed Management.
Yes. We plan access before we open anything, work from crawlspaces and basements where we can, and protect floors and trim while we work. When a wall has to be opened, we'll show you where and why before we start.
Yes. We offer flexible financing with monthly payment options, subject to credit approval, on larger jobs like sewer line replacement, whole-home repiping and tankless water heaters. You'll get the up-front price first, then choose how to pay. Ask your technician or apply on our financing page.
