Named Forbes' Top Ranked Plumbing Company of 2024!
Dependable plumbing backed by an on-time guarantee and 24/7 emergency availability for Franklin homes and businesses
Franklin is one of the largest suburbs in the Milwaukee metro area, with more than 36,000 residents spread across established neighborhoods, newer developments, and a growing commercial corridor. That size means a wide range of plumbing systems, from 1960s-era homes with original copper and cast iron to modern builds with PEX and updated fixtures. When any of those systems fail, you need a plumber who shows up on time, tells you exactly what is going on, and gives you honest options before the wrench comes out.
Benjamin Franklin Plumbing serves Franklin with residential and commercial plumbing that prioritizes clear communication, upfront pricing, and workmanship that lasts. Our licensed technicians handle everything from a clogged kitchen drain to a full water heater replacement, and we keep the job site clean throughout the process.
We treat every appointment as a commitment. If we are not on time, we will make it right, because your day should not revolve around waiting for a plumber.

Plumbing challenges that Franklin homeowners face
Municipal water conditions, aging homes, and seasonal demands that affect plumbing across the city
Franklin spans roughly 35 square miles in southern Milwaukee County, with the Root River running through the center of the city. Neighborhoods east of Highway 45 tend to have older housing stock built during the 1950s through 1970s, and many of those homes are reaching the point where original supply lines, drain piping, and fixtures start to need replacement rather than repair. Homes in newer subdivisions to the west may be less than 20 years old, but they are not immune to problems, especially when builder-grade fixtures and water heaters begin to show their age.
Water quality plays a role here, too. According to the U.S. Geological Survey, Wisconsin's groundwater is naturally high in calcium and magnesium, producing hard water that contributes to mineral buildup inside plumbing systems over time. That scale accumulates in water heaters, dishwashers, and supply lines, gradually reducing flow and efficiency. The U.S. Department of Energy notes that water heating already accounts for about 18 percent of a typical home's energy use, so a water heater working overtime against mineral deposits adds real cost to your monthly bill.
Winter compounds the risks. Pipes running through exterior walls, unheated garages, or poorly insulated crawl spaces are especially vulnerable when temperatures stay below freezing for extended stretches. The American Red Cross recommends keeping the thermostat at 55 degrees or above and insulating exposed pipes to reduce the risk of a freeze-related rupture, advice that applies directly to Franklin homes every winter.

What we do and when to reach out
Commercial plumbing services
Franklin's commercial properties along South 27th Street, Loomis Road, and the business areas near I-94 rely on plumbing that keeps up with daily demand. We handle scheduled maintenance, emergency repairs, fixture replacements, and drain issues for offices, restaurants, retail locations, and managed facilities.

Drains
A drain that backs up once might be a simple clog. A drain that backs up repeatedly usually has a deeper cause, whether that is accumulated grease, mineral scale, root penetration, or a section of pipe that has bellied or deteriorated. We clear the immediate blockage and investigate the underlying problem so it stays resolved.

Emergency plumbing services
Flooding, sewage backups, burst supply lines, and total loss of water are situations where every minute matters. We answer emergency calls 24 hours a day and arrive ready to contain the damage and begin the repair.

Faucets
Constant dripping, water pooling around the base, difficulty controlling temperature, and low pressure from a single fixture are all signs your faucet needs professional attention. We repair or replace kitchen, bathroom, utility, and commercial faucets with durable components that match your fixture configuration.

Garbage disposals
A disposal that will not turn on, leaks from the bottom housing, jams frequently, or drains poorly is either mechanically worn or has an electrical issue. We assess the unit on site, repair it when the fix makes sense, and replace it when it does not.

Leak detection
Some leaks stay hidden for months, slowly causing damage behind walls, under floors, or beneath a slab foundation. The EPA reports that the average American family can waste around 9,400 gallons of water per year from household leaks, and fixing those leaks can save roughly 10 percent on water bills. We pinpoint the source with targeted detection methods and repair it before the damage escalates.

Outdoor plumbing services
Exterior hose bibs, supply lines to outbuildings or irrigation systems, and outdoor drainage all face freeze-thaw stress every winter. We repair and maintain outdoor plumbing to keep it functional year-round and prevent the kind of cold-weather damage that leads to emergency calls in January.

Plumbing repairs
Worn valves, corroded fittings, rattling pipes, slow leaks, and fixtures that have stopped working reliably are the bread and butter of residential plumbing work. We address these issues at the source with code-compliant repairs that hold up over time.

Sewers
Multiple slow drains, sewage odors inside the home, gurgling toilets, or wastewater backing up through a basement floor drain all suggest a main sewer line problem. We run diagnostics to determine whether the issue is a blockage, root intrusion, pipe collapse, or grading problem, and present your repair options clearly.

Showers
Temperature swings mid-shower, low pressure, water stains on the ceiling below a second-floor bathroom, and a valve that will not shut off completely are all problems that worsen over time. We service the full range of shower components, from cartridges and valves to supply lines and drain assemblies.

Sinks
Leaks under a kitchen or bathroom sink can go unnoticed until the cabinet floor is soft and discolored. Slow drainage, corroded supply connections, and failed shut-off valves are the most common issues we repair. We address both the symptom and the cause.

Toilets
A toilet that cycles on its own, flushes weakly, rocks on the floor, or leaks around the base needs repair before the problem gets worse. Worn flappers alone can waste thousands of gallons per year. We handle internal rebuilds, wax ring replacements, and full toilet installations.

Water lines
Pressure drops, discolored water, wet spots in the yard, and pinhole leaks in supply piping are all signs of water line trouble. Depending on the pipe material and the extent of the damage, we repair individual sections or replace the full run.

Water heaters
When the hot water is gone, the temperature swings wildly, the tank makes rumbling or knocking sounds, or water appears at the base of the unit, it is time for professional service. We diagnose the issue, explain your repair and replacement options with upfront pricing, and complete the work efficiently so you are not without hot water any longer than necessary.

Love the updates! Everything works perfectly!. The family is so thankful for the new complete water pipes lines, the new waterless tank, the toilet tank repair and most of all the new tub and tiles! The sink doesn’t backup anymore and the water taste so so much better! The metal taste is gone! The toilets don’t flush themselves anymore and the rattling of the pipes doesn’t exist anymore! Their master plumber is awesome; he’s worth every penny spent and more! Gerald, Ryan and team did beyond our family expectations! 5 stars

José was very knowledgeable. He verified that the low flow problem with my old faucet was due to the faucet and not in the house plumbing before installing the new faucet that we had bought a couple of days earlier. My wife and I preferred the design of the new faucet, and José eliminated our worry that the new faucet might not fix the low flow problem. The new faucet is leak free and works great.

Christian our house to diagnose an issue. The water department called and said we were losing 1 gallon per minute of water, continuous use. Christian Came twice with one service charge. He discovered That we had two toilets that were each causing continuous usage. Together, the two toilets were equaling A loss of 1 gallon a minute! For a fair price He fixed both toilets And eliminated the issue. He was polite, caring, honest and prompt!

Johnathan has been outstanding so far as still have final phase to go. He grasped concept of what we wanted and helped bring it into reality. Johnathan has communicated well and made sure we understood each step as work has progressed. Also kudos to Zach and Tony for their hard work in getting it done! In a follow up review Johnathan met to check on work done so we could move on to Step 2. Details were discussed, and we are moving to the next phase. Thanks to Johnathan for continuing to work with us and guide our project successfully. Very satisfied to date.

Aaren was very communicative about everything he was going to do. Resolved our issues and very timely. He was also a very polite young man and I appreciated him being very honest dealing and spoke with me about some possible future plumbing work I would like he and his company to do for us. 10/10 would recommend.
When more than one fixture in the house drains slowly at the same time, or you notice gurgling sounds from a toilet when you run a sink on a different floor, the issue is almost always in the main sewer line rather than an individual branch. Sewage odors indoors and wastewater backing up through a basement floor drain are two other reliable indicators. A camera inspection confirms the exact location and cause.
Focus on pipes in unheated or under-insulated spaces: garages, crawl spaces, exterior walls, and attic runs. Insulate those sections with pipe sleeves or heat tape, keep the thermostat at 55 degrees or above even when you travel, open cabinet doors under sinks on exterior walls during cold snaps, and let a slow trickle run through faucets on vulnerable lines when temperatures drop into the single digits.
If the unit is taking longer to recover, making popping or rumbling sounds, or your energy bills have crept up without a change in usage, sediment buildup is a likely culprit. Minerals from hard water settle at the bottom of the tank and insulate the water from the heating element, forcing the system to run longer and hotter. A flush may help, but if the unit is older than 10 years, it is worth evaluating whether repair or replacement makes more financial sense.
Yes. The calcium and magnesium in hard water form scale inside pipes, faucet aerators, shut-off valves, and water-using appliances. Over time, that scale restricts flow, reduces appliance efficiency, and can accelerate corrosion at joints and fittings. A whole-home water treatment system addresses the problem before it reaches your fixtures
We do. Older homes in the neighborhoods east of Highway 45 often have galvanized steel supply lines, cast iron drain stacks, and original fixtures that are well past their intended lifespan. We work with the existing infrastructure when repairs make sense, and recommend targeted replacements when a section of piping or a fixture has deteriorated to the point where ongoing repairs are no longer cost-effective.
We stop and tell you. If we uncover something beyond the original scope, whether it is a corroded pipe behind a wall or a sewer issue discovered during a drain cleaning, we explain what we found, present your options with pricing, and let you decide how to proceed. We never expand the job without your knowledge and approval.
Yes. We provide commercial plumbing for offices, retail spaces, restaurants, and managed properties throughout Franklin. Our commercial service is built around minimal disruption, clear scheduling, and the same upfront pricing and on-time guarantee we offer residential customers.
