East Lake began as a getaway. The Atlanta Athletic Club opened East Lake Golf Club here in 1904, and Bobby Jones made it his home course. Today it hosts the PGA Tour's Tour Championship, with the public Charlie Yates Golf Course next door. The town incorporated in 1908 and joined Atlanta in 1928. After hard decades, the neighborhood rebuilt from the mid-1990s around the Villages of East Lake and Drew Charter School. Our shop is a short drive north on Lambert Drive.
We're The Punctual Plumber, and we put money on it. If we're late, we pay you $5 a minute, up to $300. And with flexible financing on larger jobs, the right repair doesn't have to wait.
Emergency Plumbing: Burst pipes, sewer backups, water heater failures, gas smells and no-water calls, including nights and weekends.
Sewer Line Camera Inspection & Repair: East Lake's 1910s to 1940s bungalows often still have original clay laterals. We camera the line and repair only what's needed.
Repiping: Replacing galvanized supply lines in older homes, and correcting patchwork from past renovations.
Water Heaters & Tankless: A tankless unit frees up the closet or crawlspace corner an old tank takes, delivers hot water without running out, uses less energy because it isn't keeping a tank hot around the clock and typically lasts around 20 years, against 8 to 12 for a tank. Older homes usually need a larger gas line, which we install, and financing is available.
Drain Cleaning & Hydro Jetting: Kitchen, bath and main-line cleaning, with hydro jetting for roots and buildup.
Water Filtration & Whole-Home Water Quality: In-home water testing, whole-home filtration, under-sink drinking water systems and sediment protection for water heaters, for better water at every tap and longer-lasting plumbing.
Gas Line Installation & Repair: Gas lines for ranges, water heaters, fireplaces and grills, plus testing of older piping.
Crawlspace Plumbing: Repairs and insulation for supply and drain lines under raised bungalows.
Leak Detection: Finding hidden leaks under floors and in walls.
Fixtures, Faucets, Toilets & Disposals: Repairs and installs for kitchens and baths.
Outdoor Plumbing: Hose bibs and yard lines that hold up through a hard freeze.
East Lake has two kinds of housing. The older streets are lined with bungalows and cottages from the 1910s to the 1940s, many renovated since the late 1990s. Newer homes and townhomes came with the neighborhood's rebuilding. The older houses bring the usual intown issues: galvanized pipe, clay sewer laterals and crawlspace lines. The newer ones are more likely to need water heater, fixture and drain work as they age.
East Lake is inside the City of Atlanta on the DeKalb County side, and water and sewer come from the City of Atlanta Department of Watershed Management. Age, roots and past renovation shortcuts cause most of the calls we see in the older homes.
Your water is treated by the City of Atlanta Department of Watershed Management to meet federal drinking water standards. But by the time it reaches your tap in East Lake, it has traveled through miles of city mains and then through your own pipes, and in 1910s to 1940s bungalows with galvanized supply lines still in place, that last stretch matters. When we test water in Intown homes, we regularly find the taste and smell of chlorine-based disinfectants, along with sediment and rust from aging pipe.
That affects more than your drinking glass. It's the water you shower in, brush your teeth with, wash clothes and dishes in and cook with. Sediment also wears out the equipment you've paid for, including water heaters, tankless units, faucets, dishwashers and washing machines, and shortens the life of the plumbing itself.
Every visit we make includes a free test of your water for chlorine, and we'll show you the results before recommending anything. If you want a fuller picture, ask about testing for sediment and other issues too. Your options include:
Whole-home filtration: Filters every tap and shower in the house, reducing chlorine taste and odor, sediment and rust, for better water for bathing, washing and cooking, and less wear on pipes, fixtures and appliances.
Drinking water systems: Under-sink reverse osmosis or carbon filtration for cleaner-tasting water for drinking, coffee and cooking.
Sediment protection for water heaters: A sediment filter ahead of a tank or tankless water heater helps it run efficiently and last longer.
Sewer line replacement, repiping and tankless upgrades can be paid over time. Benjamin Franklin Plumbing of Intown Atlanta offers flexible financing with monthly payment options, subject to credit approval.
You'll see the up-front price first, then choose how to pay. Ask your technician about financing on any job, or apply on our financing page before your visit.

East Lake calls split by the age of the house. In older bungalows, it's roots in clay laterals, rusty water from galvanized pipe and crawlspace leaks. In newer homes, it's water heaters reaching the end of their life and fixtures wearing out. Either way, our techs check water heater age, pressure and the main shutoff on every visit. Our trucks are stocked, and most calls are fixed on the first visit.
Whether your East Lake home is a 1920s bungalow or a newer build, these signs are worth a call:
Rusty water or weak pressure in an older home
A water heater more than 10 years old
Crawlspace leaks or pipes that froze last winter
Slow, gurgling or repeatedly clogged drains
More than one fixture backing up at the same time
Hot water that runs out early or never gets hot enough
Damp spots, stains or a water bill that rises for no clear reason
On time: We arrive in the window we promised, in clean uniforms with shoe covers, or we pay you $5 a minute, up to $300.
Diagnosis: We find the root cause, using a high-definition camera on drain and sewer lines when needed.
Free water test: Every visit includes a free chlorine test of your water, with the results explained on the spot.
Up-front price: You get the exact price, with good, better and best options and financing available, before any work begins.
Clean finish: We complete the work and clean up before we leave.

We had our water heater repaired and had a new water filter system installed after the technician suggested it. He was friendly and factual. After his visit we had to have another repair man to set the water heater temperature. Now it is working fine.

⭐⭐⭐⭐⭐ Excellent Service! Highly Recommend! I highly recommend Benjamin Franklin Plumbing for all your plumbing needs, big or small! Bryson was professional, knowledgeable, kind, and courteous throughout the entire process. I am a new widow navigating a stressful plumbing issue. I met with Nick. He was the 3rd Plumber I was meeting that day. From the start he was friendly. Shook my hand. Asked what the problem was. I said I had a slow leak from the meter to my house but had no idea where it was. He explained how we could handle this issue. This is the 4th or 5th leak I have had! I decided to go for the full replace. It would be guaranteed for 15 years. So I did. Tripp and Nick showed up and both were professional, friendly and polite. They did an excellent job. Tripp went so far to get rid of the big black spider right next to my shut off valve in my basement! Goes above and beyond. After the repair they reseeded and laid down straw! From Adam in the office to Nick and Tripp was beyond pleased with the service. This company cares about their customers and it shows. Thank you Adam,Tripp and Nick!

Just had an old broken water heater replaced (30 to 50gallon) by Michael Gladstein. From The moment my wife and I met him, we felt confident in the entire company, appreciated his professionalism, how he took the time to clarify different options, notice we could have a larger tank; when other companies didn’t even give the option because the old tank was a 30g on second floor, with small space. He then installing it himself the next day with excellence. Really showing care for our home by through clean organized work, and his craftsmanship. Michael did great work from beginning to end! What’s stood out to me was that between the three quotes we got, Benjamin Franklin had the most competitive pricing. Only a few more Benjamin‘s difference for higher quality! Other companies quoted prices close to what Benjamin Franklin did but offered less. Highly recommend.

Jacob with Benjamin Franklin Plumbing was absolutely fantastic! He showed up on time, was courteous, knowledgeable, and made me feel like I could actually trust a plumber in my house—which, let’s be honest, is sometimes harder to find than a leak! 😂 He was so great that even my dog liked him, and my dog is usually a pretty good judge of character. If he passes the dog inspection, you know he’s good people! 🐾 Professional, trustworthy, and friendly from start to finish. Benjamin Franklin Plumbing, give this man a raise—or at least let him know he’s officially been approved by the household security team! Would absolutely recommend Jacob. 10/10 stars, two thumbs up, and one very happy dog! ⭐️⭐️⭐️⭐️⭐️

They came out and inspected the old water heater and able to explain what was needed to bring a new one up to code, and while they were here they were able to shut off the gas valve to the hot water heater (which was antique) for my safety. They also told me what was needed for new duct work to the furnace. Very professional.
Most tank water heaters last 8 to 12 years. If yours is past 10, leaking at the base or running out early, have it checked. A tankless unit can last around 20 years.
In older East Lake homes, it's usually roots in a clay sewer lateral. A camera inspection shows where and what the fix should be.
