Candler Park is named for the 55-acre park Coca-Cola's Asa Candler gave the city in 1922, with its nine-hole golf course and neighborhood pool. Around it are Craftsman bungalows and late Victorian cottages, protected as the Candler Park Historic District. McLendon Avenue has the neighborhood's shops and restaurants, Little Five Points is on its western edge and the Edgewood/Candler Park MARTA station is at its southern edge. Our shop is a short drive north on Lambert Drive.
We're The Punctual Plumber, and we put money on it. If we're late, we pay you $5 a minute, up to $300. And with flexible financing on larger jobs, the right repair doesn't have to wait.
Emergency Plumbing: Burst pipes, sewer backups, water heater failures, gas smells and no-water calls, including nights and weekends.
Sewer Line Camera Inspection & Repair: Candler Park's homes date mostly from the early 1900s, and many original clay sewer laterals are still in use. We camera the line, show you the footage and repair only what's needed.
Repiping: Replacing galvanized supply lines in bungalows and cottages, routed through crawlspaces to keep wall openings small.
Water Heaters & Tankless: Cottages and bungalows here have little closet space to spare. A wall-mounted tankless unit gives back the space a tank takes, delivers hot water without running out, uses less energy because it isn't keeping a tank hot around the clock and typically lasts around 20 years, against 8 to 12 for a tank. We upgrade the gas line as needed, and financing is available.
Drain Cleaning & Hydro Jetting: Kitchen, bath and main-line drain cleaning, with hydro jetting for roots.
Water Filtration & Whole-Home Water Quality: In-home water testing, whole-home filtration, under-sink drinking water systems and sediment protection for water heaters, for better water at every tap and longer-lasting plumbing.
Gas Line Installation & Repair: Gas lines for ranges, water heaters and grills, plus testing of older gas piping.
Crawlspace Plumbing: Repairs and insulation for supply and drain lines under raised cottages and bungalows.
Leak Detection: Finding hidden leaks under floors and in walls before they reach original heart-pine floors.
Fixtures, Faucets, Toilets & Disposals: Repairs and installs, including period-appropriate fixtures for restored baths.
Outdoor Plumbing: Hose bibs and garden lines that hold up through a hard Georgia freeze.
Candler Park's housing is mostly Craftsman bungalows and late Victorian cottages from the first decades of the 1900s, with some later infill. Most sit on raised crawlspaces, which keeps pipes reachable but leaves them exposed in a cold snap. Renovations over the years have added bathrooms, rear additions and second stories, often tied into original drain lines that were never sized for them.
Candler Park sits inside the City of Atlanta on the DeKalb County side of Moreland Avenue, and water and sewer come from the City of Atlanta Department of Watershed Management. The main issue is age: galvanized pipe that has narrowed and rusted, clay sewer laterals with roots in the joints and old shutoff valves that won't close.
Your water is treated by the City of Atlanta Department of Watershed Management to meet federal drinking water standards. But by the time it reaches your tap in Candler Park, it has traveled through miles of city mains and then through your own pipes, and in early 1900s cottages and bungalows where galvanized pipe often remains under the house, that last stretch matters. When we test water in Intown homes, we regularly find the taste and smell of chlorine-based disinfectants, along with sediment and rust from aging pipe.
That affects more than your drinking glass. It's the water you shower in, brush your teeth with, wash clothes and dishes in and cook with. Sediment also wears out the equipment you've paid for, including water heaters, tankless units, faucets, dishwashers and washing machines, and shortens the life of the plumbing itself.
Every visit we make includes a free test of your water for chlorine, and we'll show you the results before recommending anything. If you want a fuller picture, ask about testing for sediment and other issues too. Your options include:
Whole-home filtration: Filters every tap and shower in the house, reducing chlorine taste and odor, sediment and rust, for better water for bathing, washing and cooking, and less wear on pipes, fixtures and appliances.
Drinking water systems: Under-sink reverse osmosis or carbon filtration for cleaner-tasting water for drinking, coffee and cooking.
Sediment protection for water heaters: A sediment filter ahead of a tank or tankless water heater helps it run efficiently and last longer.
A new sewer lateral, a bungalow repipe or a switch to tankless doesn't have to wait for a failure. Benjamin Franklin Plumbing of Intown Atlanta offers flexible financing with monthly payment options, subject to credit approval.
You'll see the up-front price first, then choose how to pay. Ask your technician about financing on any job, or apply on our financing page before your visit.

Candler Park calls usually come from the oldest parts of the house. Roots in a clay lateral that back up the lowest drain. Rusty water from galvanized pipe after the water's been shut off. An addition's bathroom that drains slowly through an original line. That's why our techs check water pressure, pipe materials and the main shutoff on every visit. Our trucks are stocked, and most calls are fixed on the first visit.
Candler Park's raised cottages and bungalows give clear warning signs. Call us if you notice:
A crawlspace pipe that froze or leaked in the last cold snap
Rusty water or weak pressure from galvanized pipe
Soft or stained floors near a bathroom
Slow, gurgling or repeatedly clogged drains
More than one fixture backing up at the same time
Hot water that runs out early or never gets hot enough
Damp spots, stains or a water bill that rises for no clear reason
On time: We arrive in the window we promised, in clean uniforms with shoe covers, or we pay you $5 a minute, up to $300.
Diagnosis: We find the root cause, using a high-definition camera on drain and sewer lines when needed.
Free water test: Every visit includes a free chlorine test of your water, with the results explained on the spot.
Up-front price: You get the exact price, with good, better and best options and financing available, before any work begins.
Clean finish: We complete the work and clean up before we leave.
There's no single price, because cost depends on where the problem is, how severe it is, the materials and the repair method. Insulating crawlspace pipes is a modest job. Replacing a clay lateral or repiping a 1910s cottage is bigger, and every option is priced before we start. Either way, you'll see the full price before we start, with no meter running, and larger jobs can be financed with monthly payments, subject to credit approval.
The On-Time Guarantee: If we're late, we pay you $5 for every minute, up to $300.

I am a new widow navigating a stressful plumbing issue. I met with Nick. He was the 3rd Plumber I was meeting that day. From the start he was friendly. Shook my hand. Asked what the problem was. I said I had a slow leak from the meter to my house but had no idea where it was. He explained how we could handle this issue. This is the 4th or 5th leak I have had! I decided to go for the full replace. It would be guaranteed for 15 years. So I did. Tripp and Nick showed up and both were professional, friendly and polite. They did an excellent job. Tripp went so far to get rid of the big black spider right next to my shut off valve in my basement! Goes above and beyond. After the repair they reseeded and laid down straw! From Adam in the office to Nick and Tripp was beyond pleased with the service. This company cares about their customers and it shows. Thank you Adam,Tripp and Nick!

Just had an old broken water heater replaced (30 to 50gallon) by Michael Gladstein. From The moment my wife and I met him, we felt confident in the entire company, appreciated his professionalism, how he took the time to clarify different options, notice we could have a larger tank; when other companies didn’t even give the option because the old tank was a 30g on second floor, with small space. He then installing it himself the next day with excellence. Really showing care for our home by through clean organized work, and his craftsmanship. Michael did great work from beginning to end! What’s stood out to me was that between the three quotes we got, Benjamin Franklin had the most competitive pricing. Only a few more Benjamin‘s difference for higher quality! Other companies quoted prices close to what Benjamin Franklin did but offered less. Highly recommend.

Jacob with Benjamin Franklin Plumbing was absolutely fantastic! He showed up on time, was courteous, knowledgeable, and made me feel like I could actually trust a plumber in my house—which, let’s be honest, is sometimes harder to find than a leak! 😂 He was so great that even my dog liked him, and my dog is usually a pretty good judge of character. If he passes the dog inspection, you know he’s good people! 🐾 Professional, trustworthy, and friendly from start to finish. Benjamin Franklin Plumbing, give this man a raise—or at least let him know he’s officially been approved by the household security team! Would absolutely recommend Jacob. 10/10 stars, two thumbs up, and one very happy dog! ⭐️⭐️⭐️⭐️⭐️

They came out and inspected the old water heater and able to explain what was needed to bring a new one up to code, and while they were here they were able to shut off the gas valve to the hot water heater (which was antique) for my safety. They also told me what was needed for new duct work to the furnace. Very professional.

We were very blessed to have such an expert as Mike come to our house to troubleshoot our hot water heater. The man is a consummate professional, has decades of experience, knew exactly what he was doing, did what he needed to do, and we couldn't be more pleased to have had this absolute expert come to evaluate our water heater. As soon as we met him, we knew we were in good hands. He'll be back in 2 days to replace the hot water heater. Thank you so much!
If they run through an uninsulated crawlspace, yes. Close foundation vents, insulate exposed lines and let faucets on exterior walls drip on the coldest nights. We can insulate or reroute vulnerable lines.
In Candler Park, it's usually roots in an older clay sewer lateral. A camera inspection shows whether a spot repair or full replacement is the better fix.
Often. It frees up valuable closet space and never runs out. Most older homes need a larger gas line, which we install as part of the job.
Yes. We offer flexible financing with monthly payment options, subject to credit approval, on larger jobs like sewer line replacement, repiping and tankless water heaters. You'll get the up-front price first, then choose how to pay. Ask your technician or apply on our financing page.
Yes. We work from crawlspaces wherever possible, protect floors and trim and show you before we open any wall.
