Avondale Estates is a small city with a big story. George Willis bought the village of Ingleside in 1924 and rebuilt it as a planned town modeled on Stratford-upon-Avon, with Tudor Revival storefronts and cottages, curving streets and Lake Avondale at its center. It incorporated in 1927 and still covers just over a square mile. The first Waffle House opened here in 1955, and the Rail Arts District now fills the old industrial blocks along the tracks. Our shop is a short drive west on Lambert Drive.
We're The Punctual Plumber, and we put money on it. If we're late, we pay you $5 a minute, up to $300. And with flexible financing on larger jobs, the right repair doesn't have to wait.
Emergency Plumbing: Burst pipes, sewer backups, water heater failures, gas smells and no-water calls, including nights and weekends.
Sewer Line Camera Inspection & Repair: Houses from the 1920s through the 1950s often still have clay or cast-iron sewer laterals. We camera the line, find roots, cracks and sags, and repair or replace only what needs it.
Galvanized Pipe Replacement & Repiping: Whole-home and partial repiping to replace galvanized supply lines that have narrowed and rusted over the decades.
Gas Line Installation & Repair: New gas lines for ranges, water heaters, fireplaces and generators, plus pressure testing and repair of older gas piping in historic homes.
Water Heaters & Tankless: Tank and tankless repair, replacement and installation. Space is tight in a Tudor cottage, and a wall-mounted tankless unit gives back the closet or basement corner an old tank takes up. It delivers hot water on demand, uses less energy because it isn't keeping 50 gallons hot around the clock, and typically lasts around 20 years, against 8 to 12 for a tank. Older Avondale Estates homes usually need a larger gas line to run one, so we size and upgrade it as part of the job, and financing is available.
Water Filtration & Whole-Home Water Quality: In-home water testing, whole-home filtration, under-sink drinking water systems and sediment protection for water heaters, for better water at every tap and longer-lasting plumbing.
Drain Cleaning & Hydro Jetting: Drain cleaning and hydro jetting for kitchens, baths and main lines, with a camera check when clogs keep returning.
Leak Detection & Crawlspace Plumbing: Finding and fixing leaks in crawlspaces, basements and walls before they reach original hardwood floors and plaster.
Fixtures, Faucets, Toilets & Disposals: Repairs and installs, including period-appropriate fixtures for restored kitchens and baths.
Water Pressure & Main Shutoffs: Pressure testing on every visit and replacement of old, stuck main shutoff valves.
Outdoor Plumbing: Hose bibs and yard lines that hold up to a hard Georgia freeze, plus irrigation shutoffs.
The oldest homes in Avondale Estates date from the late 1920s and 1930s, when Willis's Tudor cottages and revival-style houses went up around the lake and along the streets off North Clarendon Avenue. Ranches and brick traditionals filled in through the 1940s and '50s, and new townhomes have joined them downtown in recent years. A lot of these houses have plumbing that is 70 to 100 years old in places: cast-iron drains, galvanized supply lines and clay sewer laterals, often mixed with newer pipe from later remodels.
Water and sewer come from the DeKalb County Department of Watershed Management. The biggest issues are age and roots. The town's mature trees are part of its character, and their roots find their way into old clay sewer lines. Many homes sit on crawlspaces or partial basements, which keeps pipes accessible but exposes them when a cold snap comes through.
Your water is treated by the DeKalb County Department of Watershed Management to meet federal drinking water standards. But by the time it reaches your tap in Avondale Estates, it has traveled through miles of city mains and then through your own pipes, and in 1920s Tudor cottages where galvanized supply lines are often still in the walls, that last stretch matters. When we test water in Intown homes, we regularly find the taste and smell of chlorine-based disinfectants, along with sediment and rust from aging pipe.
That affects more than your drinking glass. It's the water you shower in, brush your teeth with, wash clothes and dishes in and cook with. Sediment also wears out the equipment you've paid for, including water heaters, tankless units, faucets, dishwashers and washing machines, and shortens the life of the plumbing itself.
Every visit we make includes a free test of your water for chlorine, and we'll show you the results before recommending anything. If you want a fuller picture, ask about testing for sediment and other issues too. Your options include:
Whole-home filtration: Filters every tap and shower in the house, reducing chlorine taste and odor, sediment and rust, for better water for bathing, washing and cooking, and less wear on pipes, fixtures and appliances.
Drinking water systems: Under-sink reverse osmosis or carbon filtration for cleaner-tasting water for drinking, coffee and cooking.
Sediment protection for water heaters: A sediment filter ahead of a tank or tankless water heater helps it run efficiently and last longer.

Avondale Estates calls tend to come from the original systems. A main drain slowed by roots in a 1930s clay lateral. Rusty water or low pressure from galvanized pipe. An old gas line that needs to be tested before a new range or water heater goes in. That's why our techs check water pressure, the main shutoff and the age of your water heater on every visit, and recommend a sewer camera inspection when the line is original. You'll know what's coming and can plan for it. Our trucks are stocked, and most calls are fixed on the first visit.
Avondale Estates' 1920s and '30s homes give plenty of warning before a big failure. Call us if you notice:
Rusty water or weak pressure, signs of galvanized pipe
A gas smell near an older range, water heater or fireplace
Water pooling near the foundation after rain
Slow, gurgling or repeatedly clogged drains
More than one fixture backing up at the same time
Hot water that runs out early or never gets hot enough
Damp spots, stains or a water bill that rises for no clear reason
On time: We arrive in the window we promised, in clean uniforms with shoe covers, or we pay you $5 a minute, up to $300.
Diagnosis: We find the root cause, using a high-definition camera on drain and sewer lines when needed.
Free water test: Every visit includes a free chlorine test of your water, with the results explained on the spot.
Up-front price: You get the exact price, with good, better and best options and financing available, before any work begins.
Clean finish: We complete the work and clean up before we leave.
There's no single price, because cost depends on where the problem is, how severe it is, the materials and the repair method. Clearing a drain in a Tudor cottage is a short visit. Replacing a 1930s clay lateral or a full galvanized repipe is a bigger project, which is why we offer good, better and best options and financing. Either way, you'll see the full price before we start, with no meter running, and larger jobs can be financed with monthly payments, subject to credit approval.
The On-Time Guarantee: If we're late, we pay you $5 for every minute, up to $300.
Up-Front Pricing: You see and approve the price before any work begins. No meter running.

Benjamin Franklin Plumbing of Intown Atlanta serves 18 neighborhoods across Intown Atlanta and Decatur. If you're close to Avondale Estates, you may also be in one of these, each with its own page:
Before a hard freeze, disconnect hoses, close crawlspace vents and open the cabinet doors under sinks on exterior walls. Older cottages often have pipes running along uninsulated exterior walls. In late summer, when the ground dries out, roots move into sewer lines looking for water, so a gurgling or slow main drain is worth a call. Flush the water heater once a year to clear out sediment and help it last longer.

I am a new widow navigating a stressful plumbing issue. I met with Nick. He was the 3rd Plumber I was meeting that day. From the start he was friendly. Shook my hand. Asked what the problem was. I said I had a slow leak from the meter to my house but had no idea where it was. He explained how we could handle this issue. This is the 4th or 5th leak I have had! I decided to go for the full replace. It would be guaranteed for 15 years. So I did. Tripp and Nick showed up and both were professional, friendly and polite. They did an excellent job. Tripp went so far to get rid of the big black spider right next to my shut off valve in my basement! Goes above and beyond. After the repair they reseeded and laid down straw! From Adam in the office to Nick and Tripp was beyond pleased with the service. This company cares about their customers and it shows. Thank you Adam,Tripp and Nick!

Just had an old broken water heater replaced (30 to 50gallon) by Michael Gladstein. From The moment my wife and I met him, we felt confident in the entire company, appreciated his professionalism, how he took the time to clarify different options, notice we could have a larger tank; when other companies didn’t even give the option because the old tank was a 30g on second floor, with small space. He then installing it himself the next day with excellence. Really showing care for our home by through clean organized work, and his craftsmanship. Michael did great work from beginning to end! What’s stood out to me was that between the three quotes we got, Benjamin Franklin had the most competitive pricing. Only a few more Benjamin‘s difference for higher quality! Other companies quoted prices close to what Benjamin Franklin did but offered less. Highly recommend.

Jacob with Benjamin Franklin Plumbing was absolutely fantastic! He showed up on time, was courteous, knowledgeable, and made me feel like I could actually trust a plumber in my house—which, let’s be honest, is sometimes harder to find than a leak! 😂 He was so great that even my dog liked him, and my dog is usually a pretty good judge of character. If he passes the dog inspection, you know he’s good people! 🐾 Professional, trustworthy, and friendly from start to finish. Benjamin Franklin Plumbing, give this man a raise—or at least let him know he’s officially been approved by the household security team! Would absolutely recommend Jacob. 10/10 stars, two thumbs up, and one very happy dog! ⭐️⭐️⭐️⭐️⭐️

They came out and inspected the old water heater and able to explain what was needed to bring a new one up to code, and while they were here they were able to shut off the gas valve to the hot water heater (which was antique) for my safety. They also told me what was needed for new duct work to the furnace. Very professional.

We were very blessed to have such an expert as Mike come to our house to troubleshoot our hot water heater. The man is a consummate professional, has decades of experience, knew exactly what he was doing, did what he needed to do, and we couldn't be more pleased to have had this absolute expert come to evaluate our water heater. As soon as we met him, we knew we were in good hands. He'll be back in 2 days to replace the hot water heater. Thank you so much!
It depends on how much has been replaced. Many homes built in the 1920s through the 1950s still have some original cast-iron drains, galvanized supply lines or clay sewer pipe. We can tell you what you have during any visit.
The most common cause here is tree roots growing into an older clay sewer lateral. Cleaning the line helps, but roots return. A camera inspection shows whether a spot repair or a full replacement makes more sense.
If you're seeing low pressure, rusty water or leaks at threaded joints, it's usually time. Galvanized pipe corrodes from the inside, so problems tend to get worse. We can replace it all at once or in sections, starting with the worst runs.
Yes. We offer flexible financing with monthly payment options, subject to credit approval, on larger jobs like whole-home repiping, sewer line replacement, new gas lines and tankless water heaters. You'll get the up-front price first, then choose how to pay.
Yes. We plan access before opening anything, work from crawlspaces and basements where possible, and protect floors and trim. If a wall has to be opened, we'll show you where and why first.
Yes. We cover the historic district around Lake Avondale, downtown and the Rail Arts District, and the rest of the 30002 ZIP code.
