Ansley Park was Atlanta's first neighborhood designed for the automobile. Edwin P. Ansley laid it out from 1905 with wide, winding roads instead of a grid, and long, narrow parks like Winn Park and McClatchey Park running deep between the houses. Ansley's own home on The Prado later served as the Georgia Governor's Mansion. Today the neighborhood sits between Peachtree Street and Piedmont Park, quiet and leafy a few blocks from Midtown's towers. Our shop is a short drive up Piedmont Road.
We're The Punctual Plumber, and we put money on it. If we're late, we pay you $5 a minute, up to $300. And with flexible financing on larger jobs, the right repair doesn't have to wait.
Emergency Plumbing: Burst pipes, sewer backups, water heater failures, gas smells and no-water calls, including nights and weekends.
Sewer Line Camera Inspection & Repair: Ansley Park's houses were mostly finished by 1930, and many original clay and cast-iron sewer laterals are still in use. Roots from the neighborhood's old trees are the most common cause of trouble. We camera the line and repair only what's needed.
Whole-Home Repiping: Replacing galvanized supply lines and early copper in homes where walls are plaster and trim is original. We plan routes to keep openings to a minimum.
Water Heaters & Tankless: Many Ansley Park homes have water heaters tucked into basements and closets that were never meant for them. A tankless unit mounts on a wall, gives that space back, delivers hot water without running out and uses less energy because it isn't keeping a tank hot around the clock. It typically lasts around 20 years, against 8 to 12 for a tank. We upgrade the gas line as needed, and financing is available.
Gas Line Installation & Repair: Gas lines for ranges, fireplaces and outdoor kitchens, plus pressure testing of original gas piping.
Water Filtration & Whole-Home Water Quality: In-home water testing, whole-home filtration, under-sink drinking water systems and sediment protection for water heaters, for better water at every tap and longer-lasting plumbing.
Drain Cleaning & Hydro Jetting: Drain cleaning for kitchens, baths and main lines, with hydro jetting and a camera check for recurring clogs.
Leak Detection: Finding hidden leaks behind plaster and under floors before they cause damage.
Basement & Crawlspace Plumbing: Repairs to exposed lines, sump pumps and floor drains in the basements and crawlspaces under Ansley Park's older homes.
Fixtures, Faucets, Toilets & Disposals: Repairs and installs, including period-appropriate fixtures for restored kitchens and baths.
Outdoor Plumbing: Hose bibs and garden irrigation that hold up through the occasional hard freeze.
Ansley Park was built from 1905 to about 1930, and it's listed on the National Register of Historic Places. Its houses range from Queen Anne and Craftsman to Colonial and Tudor Revival, many designed by noted architects like Neel Reid. Most have been renovated at least once, so it's common to find original cast iron, galvanized pipe from mid-century repairs and modern PEX all in the same house.
Water and sewer come from the City of Atlanta Department of Watershed Management. The main concern here is age. Corroded galvanized pipe, clay sewer laterals cracked by roots and old shutoff valves that won't close are the most common issues we see. The neighborhood's rolling streets also mean many homes have lower levels that sit close to or below the sewer line.
Your water is treated by the City of Atlanta Department of Watershed Management to meet federal drinking water standards. But by the time it reaches your tap in Ansley Park, it has traveled through miles of city mains and then through your own pipes, and in homes built between 1905 and 1930, many with galvanized pipe left from mid-century repairs, that last stretch matters. When we test water in Intown homes, we regularly find the taste and smell of chlorine-based disinfectants, along with sediment and rust from aging pipe.
That affects more than your drinking glass. It's the water you shower in, brush your teeth with, wash clothes and dishes in and cook with. Sediment also wears out the equipment you've paid for, including water heaters, tankless units, faucets, dishwashers and washing machines, and shortens the life of the plumbing itself.
Every visit we make includes a free test of your water for chlorine, and we'll show you the results before recommending anything. If you want a fuller picture, ask about testing for sediment and other issues too. Your options include:
Whole-home filtration: Filters every tap and shower in the house, reducing chlorine taste and odor, sediment and rust, for better water for bathing, washing and cooking, and less wear on pipes, fixtures and appliances.
Drinking water systems: Under-sink reverse osmosis or carbon filtration for cleaner-tasting water for drinking, coffee and cooking.
Sediment protection for water heaters: A sediment filter ahead of a tank or tankless water heater helps it run efficiently and last longer.

Ansley Park calls usually trace back to what's original. A main drain slowed by roots in a 1920s clay lateral. A main shutoff valve that hasn't been turned in decades and won't close in an emergency. Brown water from galvanized pipe after the water's been off. That's why our techs check the main shutoff, water pressure and pipe materials on every visit. You'll know what you have and what to plan for. Our trucks are stocked, and most calls are fixed on the first visit.
Ansley Park's century-old homes usually signal trouble early. Call us if you notice:
Brown water after the water has been off
A main shutoff valve that won't turn
Damp spots on plaster walls or ceilings
Slow, gurgling or repeatedly clogged drains
More than one fixture backing up at the same time
Hot water that runs out early or never gets hot enough
Damp spots, stains or a water bill that rises for no clear reason
On time: We arrive in the window we promised, in clean uniforms with shoe covers, or we pay you $5 a minute, up to $300.
Diagnosis: We find the root cause, using a high-definition camera on drain and sewer lines when needed.
Free water test: Every visit includes a free chlorine test of your water, with the results explained on the spot.
Up-front price: You get the exact price, with good, better and best options and financing available, before any work begins.
Clean finish: We complete the work and clean up before we leave.
There's no single price, because cost depends on where the problem is, how severe it is, the materials and the repair method. Replacing a seized main shutoff is a short job. Replacing a clay sewer lateral or repiping a 1910s house built around plaster and original millwork is a bigger one, and we'll price every option before we start. Either way, you'll see the full price before we start, with no meter running, and larger jobs can be financed with monthly payments, subject to credit approval.
The On-Time Guarantee: If we're late, we pay you $5 for every minute, up to $300.
Up-Front Pricing: You see and approve the price before any work begins. No meter running.

Before a hard freeze, disconnect hoses, close foundation vents and protect any pipes in unheated basements. Exercise your main shutoff valve once a year so it works when you need it. In late summer, a slow or gurgling main drain often means roots are moving into the sewer line. In spring, clear gutters and check downspout drains so storm water moves away from the foundation.

I am a new widow navigating a stressful plumbing issue. I met with Nick. He was the 3rd Plumber I was meeting that day. From the start he was friendly. Shook my hand. Asked what the problem was. I said I had a slow leak from the meter to my house but had no idea where it was. He explained how we could handle this issue. This is the 4th or 5th leak I have had! I decided to go for the full replace. It would be guaranteed for 15 years. So I did. Tripp and Nick showed up and both were professional, friendly and polite. They did an excellent job. Tripp went so far to get rid of the big black spider right next to my shut off valve in my basement! Goes above and beyond. After the repair they reseeded and laid down straw! From Adam in the office to Nick and Tripp was beyond pleased with the service. This company cares about their customers and it shows. Thank you Adam,Tripp and Nick!

Just had an old broken water heater replaced (30 to 50gallon) by Michael Gladstein. From The moment my wife and I met him, we felt confident in the entire company, appreciated his professionalism, how he took the time to clarify different options, notice we could have a larger tank; when other companies didn’t even give the option because the old tank was a 30g on second floor, with small space. He then installing it himself the next day with excellence. Really showing care for our home by through clean organized work, and his craftsmanship. Michael did great work from beginning to end! What’s stood out to me was that between the three quotes we got, Benjamin Franklin had the most competitive pricing. Only a few more Benjamin‘s difference for higher quality! Other companies quoted prices close to what Benjamin Franklin did but offered less. Highly recommend.

Jacob with Benjamin Franklin Plumbing was absolutely fantastic! He showed up on time, was courteous, knowledgeable, and made me feel like I could actually trust a plumber in my house—which, let’s be honest, is sometimes harder to find than a leak! 😂 He was so great that even my dog liked him, and my dog is usually a pretty good judge of character. If he passes the dog inspection, you know he’s good people! 🐾 Professional, trustworthy, and friendly from start to finish. Benjamin Franklin Plumbing, give this man a raise—or at least let him know he’s officially been approved by the household security team! Would absolutely recommend Jacob. 10/10 stars, two thumbs up, and one very happy dog! ⭐️⭐️⭐️⭐️⭐️

They came out and inspected the old water heater and able to explain what was needed to bring a new one up to code, and while they were here they were able to shut off the gas valve to the hot water heater (which was antique) for my safety. They also told me what was needed for new duct work to the furnace. Very professional.

We were very blessed to have such an expert as Mike come to our house to troubleshoot our hot water heater. The man is a consummate professional, has decades of experience, knew exactly what he was doing, did what he needed to do, and we couldn't be more pleased to have had this absolute expert come to evaluate our water heater. As soon as we met him, we knew we were in good hands. He'll be back in 2 days to replace the hot water heater. Thank you so much!
Many do, at least in part. Cast-iron drains, galvanized supply lines and clay sewer laterals are common in homes built between 1905 and 1930. We can identify what you have on any visit.
Old gate valves seize after years of sitting open. If yours won't close, you can't stop a leak quickly. We replace them with modern ball valves that close with a quarter turn.
We plan routes through basements, crawlspaces, closets and existing chases to keep openings small. Where a wall must be opened, we'll show you first.
Yes. We offer flexible financing with monthly payment options, subject to credit approval, on larger jobs like sewer line replacement, whole-home repiping and tankless water heaters. You'll get the up-front price first, then choose how to pay. Ask your technician or apply on our financing page.
