Our clients in Ypsilanti often ask us similar questions about water heater services. If you’re unsure about the condition of your system or wondering when it might be time for water heater repair, water heater replacement, or even an upgrade to a tankless water heater installation, these answers can help guide you.
Several warning signs can indicate it’s time for water heater replacement. If you notice your water is no longer heating as it should, or if it runs out too quickly, your unit may be struggling to keep up with demand. Rust-colored water or metallic-tasting water often signals corrosion inside the tank. Leaks around the base of the unit are another serious sign that repair may no longer be an option.
Frequent water heater repair needs are also a red flag. If you’re calling for service often, it may be more cost-effective to invest in a new system. Upgrading to a modern tank system or considering tankless water heater installation can provide a more efficient and reliable system.
The average lifespan of a traditional tank water heater is about 8 to 12 years, depending on the quality of the unit and how well it’s maintained. Regular flushing of the tank and timely water heater repair can help extend its life. Tankless water heaters, on the other hand, are built to last significantly longer — often up to 20 years or more with proper care.
If your unit is nearing the end of its expected lifespan and you’re starting to notice performance issues, it’s wise to begin planning for water heater replacement. Choosing a tankless water heater installation can offer long-term benefits, including improved efficiency, reliable hot water, and reduced energy costs.

I had major water damage in my house due to 3 burst pipes that froze up when my furnace malfunctioned. I contacted Ben Franklin late on Sunday afternoon and within the hour I received a call from the owner. I explained my situation and he said he would have someone contact me in the morning. At 7:15 on Monday morning I received a text message that a technician was on the way. He (Rob Williamson) arrived at my house around 7:45am! Incredible! He was able to locate the first of 3 burst pipes and repaired that one by 11:30. Turns out I needed major repair on my furnace including a new zone valve and a relay part that he had to order. He worked straight thru until after5pm and was joined by his manager Brian. I can honestly say these two were phenomenal! Both were compassionate to my situation, were very detailed on what they diagnosed the problem to be and what the required fix would entail. I found this entire experience (except of course dealing with all the inconveniences) to be a very satisfying one and would not hesitate for a second to refer this company to anyone in need of plumbing work! To keep your water heater running smoothly in Ypsilanti, it’s a good idea to flush the tank once a year to clear out sediment, especially if your area has hard water. Check the pressure relief valve, inspect for rust or leaks, and make sure the thermostat is set to a safe temperature (usually around 120°F). Regular maintenance helps extend the life of your unit and keeps your hot water flowing efficiently. For peace of mind, consider scheduling a professional inspection with a local plumber.
If your water pressure suddenly drops or only affects certain fixtures in your Ypsilanti home, it could be a sign of a clogged pipe, leak, or a problem with your water supply. Try cleaning faucet aerators first, but if the issue persists, it’s best to call a licensed plumber in Ypsilanti to diagnose and fix the problem before it gets worse.
We are available 24/7 to take your call for emergencies. Our appointment hours are listed above.

Yes! Upgrading to low-flow toilets, water-saving showerheads, and high-efficiency faucets can significantly reduce water use in your Ypsilanti home. You can also install smart leak detectors and tankless water heaters for added efficiency. A local plumber can recommend the best options based on your home’s setup and water usage habits.
Older homes in Ypsilanti often face plumbing issues like corroded or outdated pipes, low water pressure, and frequent leaks. You might also encounter problems with old fixtures, sewer line deterioration, or poor drainage. A professional inspection can help identify hidden issues and recommend upgrades to keep your plumbing system safe and efficient.
To get your plumbing ready for winter in Ypsilanti, start by insulating exposed pipes, especially in unheated areas like basements and garages. Disconnect outdoor hoses, shut off exterior water lines, and check your water heater for optimal performance. It’s also smart to know where your main shut-off valve is in case of a frozen pipe emergency.
Signs of a damaged sewer line in your home include frequent drain clogs, foul odors, soggy spots in your yard, and gurgling sounds from your toilets or drains.
