Heavy rain and fast-changing weather can push Overland Park’s plumbing to the limit. We’ll arrive with what’s needed to fix the issue and help protect your home from lasting damage.
Hot water is one of those things you rarely think about until it starts falling short. If showers turn lukewarm too quickly or hot water seems harder to come by, it may be time to think about water heater replacement. Many homes in Overland Park still rely on older units that work overtime just to meet daily demand. Benjamin Franklin Plumbing® helps homeowners decide when replacement is the smarter option. We consider the age of your system, how often it needs repairs, and how efficiently it operates. When a unit is near the end of its lifespan, replacing it sooner can prevent unexpected failures and potential water damage. Our plumbers guide you through the entire process. We help you select a water heater that matches your household size and usage habits, then install it correctly for dependable performance. A properly installed replacement delivers consistent hot water, improved efficiency, and confidence that your system can handle everyday use.
Not every hot water issue means you need a new system. In many situations, professional water heater repair can restore performance without major disruption. Sudden temperature changes, cold water surprises, or unusual noises often point to problems that can be fixed. Our team takes time to pinpoint the cause instead of guessing. Issues like worn heating elements, malfunctioning thermostats, pressure relief valve concerns, or sediment buildup are common and often repairable. Addressing these problems early can extend the life of your water heater and keep it running smoothly. We focus on clear communication at every step. Before starting any repair, we explain what is happening and what it will take to resolve the issue. If water heater repair is the best solution, we handle it efficiently and safely. If replacement makes more sense, we explain why. Either way, you get honest guidance and dependable service.
Tankless systems are gaining attention among Overland Park homeowners who want greater efficiency and convenience. With tankless water heater installation, water heats on demand, so you do not have to worry about running out during busy mornings or back-to-back showers. These systems offer energy savings and a longer lifespan, but they are not ideal for every home. Our plumbers help you decide if tankless water heater installation fits your needs by looking at household size, water usage, and your existing plumbing setup. Installing a tankless system requires professional expertise, especially when gas lines or electrical upgrades are involved. Our team manages every detail, from selecting the right unit to completing the installation safely. When done correctly, a tankless water heater delivers reliable hot water, lower energy use, and long-term comfort. Whether you need water heater repair, water heater replacement, or tankless water heater installation, Benjamin Franklin Plumbing® is ready to help Overland Park homeowners choose the right solution. With straightforward advice and quality workmanship, we make sure your hot water system supports your home and your routine.

Ryan was very competent and thorough. Although all I really wanted was my toilet to work again he made some very good observations throughout my house of things needing work. He presented pros and cons and didn't feel overly pressured to do anything. His work was done right away and he left no mess. I will definitely call him in the future.

The crew at Ben Franklin responded quickly to our situation and presented us with options to fix the problem of excessive rust deposits entering the house in sinks and toilets. The returned within 48 hours and installed two filters to our system. The plumber, Mingmar, was very nice, explained everything he was going to do and finished the job in less than 4 hours. Thank you, Ben Franklin!

My water heater stopped working on Wednesday morning and I didn't realize that until 7pm that night. I contacted Benjamin Franklin responded and they presponded instantly. We scheduled an appointment over text (which is really cool) for 9 am next morning. Then I realized I got some leaking from my kitchen ceiling (through the light hole) and I freaked out and texted them again. Adam was incredibly helpful and patient. He walked me through shutting the water heater off step by step through a mix of calls and pics. Then Sebastian and Adam showed up on time next morning and did a great job. This will be my to-go place for any plumbing issues too. Also, the price was very reasonable. Thank you guys!

Initially called for a sewage smell in my house that’s been going on for a long time and getting worse. During technician’s assessment he determined that our pipes were not in code and needed to be replaced. He was a hard worker and stayed on task. He did find the source of the smell and fixed it.The job took 2 days plus a 3rd day to come back to fix some of his work after inspected by his supervisor. During that visit one of the fixes unfortunately caused a gap in the tub as seen in attached picture. I’m giving a 4 star because he usually came 1.5 hours or more after the time he told us he would come. One day he didn’t come at all or call. Again, our problem was fixed and he took care of an extra request, but dependability was lacking.

Chase Mayo was my service tech. He was amazing. He called to let me know when he would arrive. He was on time. He did a thorough check and maintenance of my fireplace. He answered all my questions and went above and beyond to help me. I highly recommend Chase. He was awesome

Excellent customer service. They came out to the house within hours of calling for an appointment and this was not an emergency by any stretch. They were pleasant, personable, seemed well informed, and talked me through various options. I think we have found a new plumber!
To keep your water heater running smoothly in Overland Park, it’s a good idea to flush the tank once a year to clear out sediment, especially if your area has hard water. Check the pressure relief valve, inspect for rust or leaks, and make sure the thermostat is set to a safe temperature (usually around 120°F). Regular maintenance helps extend the life of your unit and keeps your hot water flowing efficiently. For peace of mind, consider scheduling a professional inspection with a local plumber.
If your water pressure suddenly drops or only affects certain fixtures in your Overland Park home, it could be a sign of a clogged pipe, leak, or a problem with your water supply. Try cleaning faucet aerators first, but if the issue persists, it’s best to call a licensed plumber in Overland Park to diagnose and fix the problem before it gets worse.
We are available 24/7 to take your call for emergencies. Our appointment hours are listed above.
